Nearly everyone is viewing real estate online these days. The staggering statistics that show over 95% of home buyers now begin their home search somewhere on the internet have all been well-documented and written about by web marketing professionals for quite some time now, but what really continues to be gaining more and more momentum in the world of ever-changing web technology is the progression of responsive design real estate websites.

photo credit: samsungtomorrow via photopin cc

Responsive web design, also commonly referred to as RWD, is a rapidly growing design technique that allows for a website to automatically adjust its settings depending on what device someone may be using to access that site. Now that surfing the web has become mainstream and almost routine from smaller mobile devices like a Smartphone or tablet, providing users with an optimal viewing experience that allows for easy reading and navigation functionality is becoming a critical aspect in properly engaging and capturing a target audience.

In the real estate industry specifically, home buyers now want to be able to view property listings, photos of homes, and read all your neighborhood or community information in a way that’s most convenient and easiest for them to use—and tablets and Smartphones are overwhelmingly starting to take over that reign. Just last week, an article from Digital Trends projected that by the end of 2013, tablet sales will completely exceed traditional PC sales, which by no means should surprise anyone even slightly keeping current on all the latest technology trends happening on what seems to be a daily basis.

In 2011, when tablets were just exploding onto the tech scene, consumers bought nearly 67 million tablets worldwide. This year, sales should easily surpass 100 million. There’s no denying the impact of mobile technology and how it’s continuing to shape how we get our information or shop for all the latest and greatest stuff to hit the market—which of course, includes real estate. So if the way you generate the bulk of your business is through a high-performance website and a strong web-marketing campaign, providing that user-friendly, state-of-the-art mobile experience should probably be the next thing you check off that never-ending to-do list; and by all accounts, it would seem like this item, for the most part, should be done sooner rather than later.

Many real estate agents we work with who are just in the beginning stages of learning and understanding search engine optimization and how it can help their business often ask what keywords they should use or how should they determine a proper keyword strategy. While figuring out which keywords you should target for your real estate website may seem like a simple task, there might be more to this process than you may think.

Keyword research is a critical step in real estate search engine optimization. Determining what keywords and long tail keyword phrases users are searching, and how weak or strong competition may be to rank for such words and phrases, can be a complex procedure that takes time and constant monitoring. To do this, there are a variety of free online tools you can use such as Google Adwords, which is probably the best direction to take.

Once creating an Adwords account, you’ll see a field where you can type in a simple key word or keyword phrase to check its status. Next, search your chosen work or phrase to see various statistics like competition level, the number of global monthly searches, and the number of monthly searches. Along with that, Adwords will also provide numerous other keyword ideas or variations so you can compare competition level and ultimately the number of searches.

While a high competition level may seem scary and harder to compete for, often times that can be a clear sign that a high level of users and traffic are searching that term. Similarly, if a keyword has little competition, reaching a higher ranking may be easier, yet you may not see a high-rate of traffic.

Thanks to tools like Google Adwords, figuring out important stats relating to various keywords relating to your local real estate market couldn’t be easier. Determining which keywords to use or what keyword strategy to take for your own real estate website, however? Well, that’s where things can get a little tricky. Of course each situation is different, and everybody has their own opinion on whether or not going after high competition keywords is right or wrong. But when choosing which direction is right for you, be sure to consider your overall SEO and/or PPC budget and come up with a realistic timeframe as to when you’d like to start seeing your site start ranking organically or how soon you’d like to begin generating incoming sales leads.

My advice: If you’re patient, persistent, and are in the web marketing game for the long haul, trying to rank for high competition keywords may be the way to go. But if instant gratification is what you need and desire, try focusing on less competitive, long tail keyword phrases to hopefully start generating traffic sooner rather than later.

If you’re a frequent reader of RealtyBizNews.com, you likely already know how much we’ve stressed the importance of implementing social media into your marketing plan for your real estate business. Today’s consumers are using social media websites like Facebook, Twitter, and Pinterest more and more to shop for new things they like, which can often include housing.

One problem many real estate companies are facing in today’s social media world is that although a Facebook Page already exist for your business, you don’t seem to gaining many followers or maximizing its overall potential. If this sounds like an all-too-familiar problem with your real estate Facebook page, perhaps it might be time to explore different options that provide for a better user experience and a more informative and detailed page. Plenty of Facebook add-ons, plug-ins, and apps are out there to help spice up your Business Page, but finding one that’s actually relevant and functional for promoting your services or property listings can sometimes be challenging. However, if you look hard enough, there really are some great social media tools available to real estate agents and brokers that can actually help promote your business and drive more home sales.

Univalence, a small London-based company specializing in Facebook app solutions, has been helping a variety of companies that are looking to take that first step towards driving more business and generating more sales leads through the use of Facebook and with the recent release of their latest real estate app, they may have accomplished just that. Not long ago, I stumbled across this real estate related Facebook app—RealEstatePromoter—and was thoroughly impressed with how well it can increase exposure for both your real estate Facebook page and any listings you currently have in the pipeline.

In short, RealEstatePromoter is a sleek, well-designed property catalog that you can attach to you Facebook Business Page. The app allows you to easily share all your property listings to your followers and include detailed property information, as well as all your listing photos, which of course is a huge benefit. Once shared, your listing will appear on your fans’ news feed, regardless of whether they’re logged on to Facebook on a desktop computer or a remote mobile device.

Currently, over 700 real estate agents or companies are using RealEstatePromoter, and what many are finding, is that along with being a great resource to home buyers searching your local market, this state-of-the-art Facebook app is also an additional tool to impress home sellers looking for an agent or brokerage to list their property. As social media continues to gain popularity and become more mainstream, home sellers want to see their property advertised and marketed in every way possible, which nowadays certainly includes social media outlets. Use RealEstatePromote as a way for followers to check out all your latest listings or as just one more way to publicize all your listings to spawn as much interest and chatter as possible. Either way, there’s no denying its benefit and functionality.

For more information about RealEstatePromoter, check out the app’s Facebook page, pricing plans, or contact Univalence direct and don’t forget to tell them you read our feature. In addition, be sure to check out some client samples of the RealEstatePromoter product as well!

In the web-marketing world of real estate, attracting home buyers to your real estate website is only half the battle. The other half is getting them to register with your site or provide some form of personal contact information which then transforms that particular website visitor into an actual sales lead.

photo credit: Matt Hamm via photopin cc

To accomplish this feat, real estate website owners need to engage readers, provide informative content, and offer some reason as to why home buyers should actually want to come back to your site when conducting their home search. And while this may sound simple enough, building out your real estate website to reach this point may require a lot of hard work, and yes—even some luck.

But one aspect of a real estate website that can often increase your registration conversion and get you more sales leads is now suddenly starting to pick up momentum again; and if you don’t yet have it attached to your website, you may be missing out on some big-time business. Content, ease of use, and a good user experience are all essential components of a real estate website if you hope to generate quality sales leads on a regular basis. But now more than ever, the thing home buyers most want when searching for their new home is simplicity and convenience. Being able to save home searches and sign-up to receive market news and listing updates are great features to include on your website, but users often don’t want the hassle of creating yet another website account. Let’s face it—in our increasingly digitized world, we already have enough user names and passwords to remember and many home buyers try to avoid the hassle of creating an account for what they hope will be [somewhat] temporary.

It’s because of this convenience factor that now incorporating social login on your real estate website is not just suggested by many web marketing professionals, but mandatory if you hope to increase your visitor-to-lead ratio. Being able to create an account and log-in to a site using credentials for a social media account home buyers likely already use daily can sometimes alleviate the initial dread or hesitation during the registration process because with social login, your username and password are already created and fresh in the minds of most internet users.

Some cutting edge real estate brokers such as Ted Guarnero with the See Chicago Real Estate Network are already ahead of the curve when it comes to social login and perhaps already seeing positive results. Recent statistics show that incorporating social login can actually increase your conversion by as much as 50%, with 77% of consumers and internet users preferring social login as opposed to creating a whole new account. So with statistics this compelling, social login is simply something that can no longer be ignored if you truly want a high-performance real estate website.

Do you have a social login feature on your real estate website? If so, let us know how it’s benefitting your lead conversion and helping your website compete in your local market!

Keeping your real estate blog fresh with interesting market information and engaging content is extremely beneficial for both home buyers in your area, as well as all the major search engines such as Google, Yahoo, and Bing. Just as it does with readers, frequent blogging gives search engines another optimized web page to read, ultimately giving your website yet another opportunity for buyers to find your pages and just one more way to achieve a high page rank. But with so much search engine optimization emphasis now being placed on content, just how much content is enough when it comes to blogging?

photo credit: Scott Beale via photopin cc

One thing real estate website administrators need to realize is that while more content is always better in terms of search engine optimization purposes, home buyers viewing your blog rarely have time to read each and every one of your blogs with hundreds, sometimes even thousands, of words.

Instead, heavy content is better served for your actual web pages rather than your blog posts. Should you have a web page solely dedicated to a condo building, neighborhood, or community for example, this is the space you should focus on providing relevant information and quality content about such properties or areas in your market. Blogs on the other hand, should give readers quick tidbits of information and discuss topics relating to market news, events, or various other community happenings that may be of interest to clients, residents in the area, or potential home buyers.

In terms of length, writing at least 250 words is the best practice to get the most SEO benefit out of a blog post, while the general recommendation is to limit each post to fewer than 500 words. In general, readers will tend to finish a blog post in full if it’s between 400 and 600 words, but depending on the topic, writing style, and of course the quality of writing, it also isn’t unlikely for readers to stick with a post that’s much longer.

The bottom line when it comes to blog length is this: your real estate blog is your space to express your thoughts, opinions, and inside information when it comes to the local real estate market. Blog length guidelines are there to help your blog be as successful as possible, but the fact remains, they’re just guidelines—not rules. So regardless of how long—or short—your real estate blogs may be, just make sure you’re blogging on a frequent and consistent basis and length really won’t matter. And just for your information, this blog post comes in at 431 words.

It’s no secret that quality content is one of the most crucial factors to include on a web page if achieving a high-level of search engine optimization is priority for your real estate website. With the release of the Google Panda update, which focuses heavily on promoting quality content throughout your website, one of the main concerns for real estate agents building out a high-traffic website is how often to use various keywords relating to your business.

photo credit: MoneyBlogNewz via photopin cc

Keyword density on a real estate website has always been an important detail, as search engines greatly rely on your page content to determine the purpose of your site and its relevance to specific searches internet users will run. While a correct keyword density will strongly benefit your overall PageRank, having too many keywords on one page can sometimes get your website flagged for keyword spamming.

While there may not be a direct answer to what a proper keyword density may be, many top search engine optimization professionals still give broad explanations as to how often a keyword or keyword phrase should appear on a webpage. Many in the industry suggest your pages should have anywhere from a 1%-3% keyword density, while others argue that as long as your keywords appear in meta-descriptions, page titles and alt-tags, search engines should be able to understand what your website is about and how it should rank during a search.

So when writing content for your real estate website, considering keyword density is of course something you should pay attention to, but not something you should obsess over. As long as keywords are included in places like your meta descriptions, page titles and lightly throughout your content, search engines like Google will pick up on your site. In today’s SEO-world, focus more on unique content that’s useful, informative, engaging, and relevant to the real estate industry in your market. As long as you aren’t keyword stuffing, following this format will always net you positive results.

Earlier this month, Placester released a brand new real estate theme that should fit the needs of today’s tech-savvy real estate agents looking to gain an edge. Being called Plymouth, what makes this new real estate theme special is that it’s Placester’s first fully responsive real estate website design.

In case you’re a bit behind when it comes to some of the latest advancements in website technology, responsive design websites are the answer to giving today’s internet users and home buyers searching the web on mobile devices a better browsing and navigating experience. Should someone reach your website using a smart phone or tablet for example, rather than having your entire site shrink down to fit the screen of these smaller devises, a responsive design website will automatically adjust a site’s content depending on the device and screen size in which you’re using to access the site. So in other words, how your website appears on an iPhone or iPad may be somewhat different given the variance in screen size or position you’re holding such device.

With the emergence of Zillow Premier Agent websites and numerous other real estate web companies offering state-of-the-art website products, it seems as if many real estate professionals in the business have really gotten away from using other WordPress themes for their business websites. But if you’re comfortable using WordPress and aren’t content using a Premier Agent site from Zillow, the Plymouth theme may not only be the solution for your real estate business, but the best option currently available.

Along with being a responsive design website, the Plymouth theme has full IDX capability and offers some quality search engine optimization features that many other real estate WordPress themes simply don’t have. As noted on the theme’s description page, every Placester website will automatically create a landing page for each property listing and neighborhood in your local MLS, which not only is beneficial for SEO purposes, but for the user experience as well. Other notable attributes include natural language property URLs, keyword tagging, and website sitemaps that are also indexed by search engines.

For more information on the Placester Plymouth real estate theme, visit Placester.com or check out the Plymouth theme page here.

If you’ve spent any time whatsoever on your real estate website, you of course want to see it rank well among all the different search engines for your primary keywords and keyword phrases. But have you ever wondered how your website stacks up against your all you competitors and other real estate websites in your market?

If so, then checking out SimilarWeb is definitely something you should throw onto your to-do list sooner rather than later. As one of the leading website analysis tools available to website owners, SimilarWeb, in a nutshell, allows users to get all the latest insights and performance intelligence of any site on the web, including your competitors. How it works is actually pretty straightforward. Simply go to SimilarWeb.com and type in the domain of any website on the internet to find useful information such as the global and domestic ranking, traffic sources, user engagement, traffic geography, and even a list of similar websites. In addition, there’s also a great social tool that allows you to see which social media websites are referring the most traffic to your website, which is becoming a more and more critical piece of information as social media continues to grow in use and popularity. Marketing

Once you go to SimilarWeb and input your domain and understand the strength and performance analytics of your own real estate website, the next step is to get a grasp of where the competition is ranking. To do so, first identify your top local competitors, enter their domain name, and then compare how you measure up in terms of website performance and ranking. By evaluating your real estate website as well as your competitors, you should—at the very least—recognize how you can improve your real estate website, which in turn, can generate more sales leads and ultimately help you sell more homes.

Other [free] website performance tools are out there and available to use, but SimilarWeb to me is one of the easiest to use and arguably the most comprehensive. If you’re serious about web marketing and using the web to drive business and increase home sales, SimilarWeb is a can’t miss tool, so check it out today.

Today’s web marketing world is all about understanding who is visiting your website and how you can convert those visitors into actual clients or customers. Many real estate agents who have invested significant time and money into a real estate website can closely monitor that site’s performance using different metrics tools such as Google Analytics, but with the continuous rise in social media popularity around the world, tracking visitors to your social media pages is also becoming an effective way to market your real estate business and generate more leads.

For those real estate agents operating a Facebook business Page, you’ve likely noticed an option in your account to view your Page’s Insights. So what does that mean exactly? Simply put, Facebook Page Insights is the equivalent of Google Analytics, only for your Facebook Page. With Insights, users can track the number of Likes your page is receiving, check-ins your business is getting, and various other informative data that includes who your page is reaching and who is “talking about” your page. At first glance, this information may seem a little bland, but let’s take a closer look at what each option can actually tell you about your Facebook Page:

Likes: While this may seem pretty straightforward, the Likes option of Insights can tell you much more than just how many people are following your page. A closer look at this field gives us other demographic information such as what percentage of your followers are male or female, how old these people are, and the countries and cities in which they’re located.

Talking About This: Although this metric may be a bit confusing, what Talking About This shows is the total number of unique Facebook users who have “created a story” relating to your page. In other words, if your page is referenced anywhere on someone’s News Feed, that person is ‘Talking About You’. Furthermore, if someone likes your page, posts your page on their wall, likes a post from your page, shares your post, RSVP to your page’s event, checks in at your place of business, tags your page in a photo or post, or writes a recommendation about your page, that person is also Talking About you.

Reach: This Insight measures the number of Facebook users who have seen each of your posts in the first 28 days of its publication. Reach is counted by Facebook when your post or status update is shown in someone’s News Feed.

Facebook Page Insights give administrators the ability to better understand the people they are reaching and how their Page is being received by the Facebook world as a whole. While tracking your social media analytics may not be considered as important as monitoring your website performance, it’s still a valuable piece of web marketing information that is no doubt useful for evaluating your overall social media strategy. For more information on Facebook Page Insights or tips on how to use this data, check this page out.

As I mentioned, there are many real estate professionals on LinkedIn so, if you have any suggestions of great people that are worthy of being included here, please leave a comment to this article and we’ll do our best to add them. Please include a link to your LinkedIn profile.
