5 Things You Must do When Getting Ready to Sell Your Home

When it come selling your home, you'll want to get the space as clean and de-personalized as possible in order to allow the potential buyer the chance to see themselves in the home. Follow the tips listed below to ensure your home is ready.

1. A Fresh coat of Neutral Paint: Choosing a neutral shade for every way will give the home a more unified look and allow the potential buyer to change decor without repainting. Not only does painting the wall a neutral shade make it easier for the buyer to change styles and decor; it also makes the house feel larger and airier.

But more importantly, the neutral color gives the potential buyer a "blank slate" to work with; allowing them to picture their own furniture in the rooms. If the walls are green and the buyer doesn't like green, it becomes a turn-off. What buyers want is something they can live with until they can fix the house up the way they want it; the neutral beige shade allows them to do that. 2. Clean Carpeting & Tidying Up: If your carpets look old and worn, replace them. People want to see something that's fresh and move-in ready. Carpets that look old make the house feel old. All the dirt, stains, and cluttered items will need to go. It's also a good idea to remove all toys and nick-nacks. You can leave certain items for staging purposes; things like accent pieces for a room or a neutral color rug.

If you think the home should look 'comfy' or'lived-in', you're wrong! Buyers don't want to see your personal things; they want to picture themselves in the house. You will, however, want to leave furniture in the house because you don't want the buyer to think, "Hmm, they must have had trouble selling it if they've already moved out.

3. De-clutter: Whether it's the TV in the bedroom, electronics items, DVD players and more, you'll want to remove any non-essential items to make the home and bedroom look more spacious and less cluttered (also because all that electronic items can be distractive and take away the buyer's line-of-view to clean lines of the bedroom).

Clean and clear off everything from your bathroom and kitchen countertops, including your toaster oven, spice rack, mail bin, and everything in-between. You want your counters to look spacious. Take all personal pictures and magnets off of your refrigerator as well. You'll also want to make sure your kitchen cabinets look organized and not over-stuffed and that the refrigerator is clean. Remember, a buyer will look inside of these areas. Remove shampoos or used soaps from the shower to keep the space neat and clean.

4. Clean the yard: 'Curb-side appeal' is very important when it comes to a buyer, because it's the first impression the potential buyer will get when they view your home. Collect fallen leaves, and make sure your lawn is nicely mowed. If your grass is overgrown, trim everything so the landscaping doesn't look shabby.

5. Get a Pet sitter: If you have pets, you might want to have them stay with a friend while potential buyers look at your house. You'll also want to remove the pet's bedding and other doggy items. Some people react negatively to the thought of pets inside of a home or have allergies to animals, so keep ensure they walk through a seemingly pet-free home. It's also a good idea to scoop the dog poop in your yard or remove kitty litter boxes so that the smell and sign of pets are gone.

De-personalize your house and cleaning it will go a long way in pushing the sale. And, by all means, leave the home when it's being shown so you don't make the buyer feel uncomfortable while they're viewing your property.
