Hawaii Has Highest Closing Costs While Pennsylvania Has the Lowest

According to a new Bankrate.com (NYSE: RATE) report, Hawaii has the highest mortgage closing costs in the country, while Pennsylvania has the lowest.

When based on a $200,000 loan, Hawaii’s closing costs averaged out to $2655, while in Pennsylvania these closing costs were just $1837. The national average is $2128. New York has the second-highest closing costs at $2560, followed by North Carolina at $2409, Delaware at $2358, South Carolina at $2322 and Connecticut at $2313.

Pennsylvania isn’t the only state with low closing costs, as in Wisconsin closing costs were $1863, while in Kentucky they were $1874, in South Dakota this figure was $1904, in Oklahoma it was $1911 and in Missouri it was $1926.

Holden Lewis, Bankrate.com’s senior mortgage analyst said “Thanks to the new and improved mortgage disclosures that the CFPB introduced last October, closing cost estimates have become more accurate because they mandate that lenders include all costs ahead of time. This is great for consumers who can now comparison shop with more confidence.”

For this report, Bankrate surveyed up to 10 lenders in all 50 states and Washington, DC in June of this year. Researchers obtained online estimates for $200,000 mortgage to buy a single family home with a 20% down payment. The costs included fees charged by lenders, as well as third-party fees for services such as appraisals. The survey disclosed taxes, title fees, property insurance, discount points, association fees, interest and other prepaid items.
