Hi,
It sounds like you are off to a solid start. There are many sources of private investment financing. Start with an internet search. Something like "private money real estate investors". Real estate investment clubs are another good source. Even placing an ad on craigslist in larger metro areas works. You don't need you investor to be local.

Keep one thing in mind. You have to have a good deal. These investors don't typically invest at market value. You'll need a deal that is 25% or more below market value. Or you can try cross collateralizing the loan by offering additional security from the properties you already own. I hope this helps.

I have one investment property in a college town and one in Chicago. I want to grow more quickly because I'm only 29 and it takes a while to save up money. Where do you find these investors and how much do they typically make per loan?
