In the Fort Worth, Mansfield and Arlington, Texas area properly priced and well maintained single family homes in many subdivisions are renting in 1 day. Not so nice homes will remain for lease 25 days and longer. I recently saw two homes in MLS offering one months free rent something that surprised me. As more and more for lease residential properties come into the market this may well be the trend.

I believe the the rental bubble is large and getting bigger. You will never have a rental or value floor until foreclosures are over. Estimates show as many as 6 million homeowners are still on the bubble. Owners are seeing occupancy improving but the free momth or two inducement or concession to get them is still their and are not going away.

Renters believe " privacy" is the number 1 issue when renting, houses will rent apartments may suffer even more.
