Are you feeling lonely this Valentine’s Day? Well, if what they say is true and that the dating games is really more of a numbers game than anything else, then lonely hearts might just want to consider relocating to more of a, shall we say, ‘target-rich’ environment to spot their long lost soul mate.

© Mr Doomits – Fotolia.com

The only problem of course, is knowing where we might find more ‘opportunities’ to hook up with available members of the opposite sex.

To solve this problem, Trulia’s stats people took a break from their usual task of collating data related to housing prices, crime rates and school performances, and instead turned to an altogether different demographic – that of gender ratios.

The results, which were garnered from Trulia’s own data and the 2010 Census, posted on the Trulia blog by Jed Kolko earlier this week, prove to be quite enlightening for anyone who wants to give themselves the best shot at finding love.

For women who are looking to meet single guys, it would seem that Las Vegas really is the land of plenty, with an estimated 1.3 single men for every single woman living in the city. Meanwhile, lonely guys would be better off beginning their hunt in Bethesda, Maryland, where the balance of single women to single men is massively tilted in their favor.

Digging deeper however, it might not be necessary to move that far. Rather, it seems that a whole lot more opportunities could arise simply by hanging out or relocating to a different neighborhood within your city. Trulia’s stats reveal a big disparity between men and women when it comes to choosing what kind of area they want to live in, with downtown areas often populated by single menfolk, and the suburbs being the haven of single girls.

One interesting insight we can glean from these stats is that it seems to be economic factors, particularly job availability, that drives gender imbalances in our cities. Trulia’s data reveals that cities such as Chicago, where there are lots of employment opportunities in the manufacturing, construction and technology sectors (traditionally men’s jobs), tend to have a significantly higher ratio of men vs. women. Meanwhile, somewhere like Washington DC, which has lots more jobs in professional services (women’s jobs), has a disproportionately higher number of women compared to men.

The data isn’t completely bulletproof, as Trulia has only focused on quantities. Factors such as race, age, and sexuality of the single persons concerned were not taken into account, but still the numbers don’t lie – where you live can have a big effect on the number of dating options you’re likely to come across, and as a result, don’t be too surprised if you suddenly see hordes of single men start trawling through those ‘pink’ neighborhoods on the map.

Lead generation is one of the topics any journalist can bring up that will tweak the ears of real estate agents, and used car salesmen for the matter. Leads are to sales people as ink is to newspapers. ‘Well, sort of. Market Leader Inc., a company heavy into making things that can help brokers, has entered into the “software as a service” (SAAS) realm. Check it.

Is there only one, or more than one solution?

This latest news from Market Leader speaks of linking Internet Data Exchange (IDX) feeds that list some 1.6 million properties with selected agents within the company’s matrix (network) to take advantage of exclusive leads and customer relationship features. At least this is the report from Inman News we read. That article goes on to reflect however, a much bigger story, one of territorial end-fighting and splitting of hairs even.

The company that bought RealEstate.com versus the other side of the Internet sales aisle, and all those accustomed to MLS listings and the current online listing model on the other. At issue is basically the what the National Association of Realtors allows as far as these feeds are concerned. RealEstate.com basically forces the issue of “how” IDX listings get listed, with ads or without, with lead generation forms or without, and so on. More critically though, the fact that brokers cannot “opt out” of being listed on RealEstate.com as is the case with Trulia and Zillow, this is the real rub.

To break this all down, an agency that has listings in a particular MLS, Multiple Listing Service Property Information Network Inc. (MLSPIN) is the Inman use case, is forced to show their listing via RealEstate.com by virtue of being in the MLS basically. In a very real way what Market Leader accomplishes here is a sort of game changing control dynamic, one that actually polarizes the real estate pro market too.

It all boils down to a somewhat controversial bout between real estate franchisers, who won a bid to the NAR to display the IDX listings of affiliated brokerages that was later rescinded when complaints flourished, and brokerages like HomeServices of America Inc. When all is said and done Market Leader, or any online real estate player, is in the game to push product. In the case of Market Leader, services like their websites for brokers, positioning and feedback from and on key sites like RealEstate.com, PPC campaigns, and other marketing offerings. Ian Morris’s (video above) company has just about every end covered when it comes to sales leads.

Whether or not agents, buyers, and sellers find Market Leader’s tactics with favor or not is not at issue for the moment, what seems more important is the pulling at straws that takes place within the industry. A technicality here, an uncrossed “t” there, when the housing market is still suffering its most crippling blow ever. One has to marvel at the big game being played for position. But then, that’s what business is about, right? One thing you have to give Market Leader a lot of credit for is bringing RealEstate.com down to the local level. Not many big time players have done this well.

More on real visibility as the story grows. Oh, and Market Leader, if you really want more solutions for leads… mail me.

RealEstate.com Atlanta site – Market Leader has done this right

Oh. One hint too, don’t profess Pinterest, G+, Twitter, Facebook or any expertise you are not entrenched in. Now Inman News? They have Pinterest down.

As a home broker or a buyer, have you ever wished there was a better way to show/view homes? That is, without the often unnecessary connections, scheduling, meetups, and the awkward trek (usually in two cars) from one house to another. Agent and potential homeowner often do prefer solitude, efficiency, the soft sell. Well, a little company in Finland called Grafetee has just the tool to make the family home tour convenient and fun. And much more.

Grafetee in Chicago – these pins came from Chicago’s best businesses

Some time back, I covered the digital landscape for real estate brokers in Chicago. One very wired agency there, John Baird’s Baird & Warner, stood out among Chicagoland agencies – in a way prompting this tech report. To bring this “digital home tour” concept home, I have been consulting with Finland tech developer Juha Huttunen for some years, so when he presented a “use case” for real estate from his Grafetee app – the concept prompted this article.

What you’ll see below puts the best of Chicago real estate, the best in aggregated realty content from Trulia, and the potential for worldwide property “discovery” in the person of Grafetee’s CEO – headed to sunny Chicago. (image above of final Grafetee marks)

For agents and buyers out there, it is not neccesary for you to understand the technical side of the Grafetee bookmarking app. Geo-location applications such as this are not actually uncommon now, Apple and Android, even Microsft, have made them commonplace. What Grafetee has done that is different however, is reverse engineer (a bit) what is known as Open Graph protocol, more simply that thing that allows you to sign into web services etc. using your Facebook identity, and a lot more.

All you’ll really need to do is; download the app, go on your PC and drag the bookmarklet to your bookmarks bar, and start adding stuff via Grafetee on any smart phone or table using iOS or Android. Grafetee even plots a course for you to navigate while in Chicago.

Saving a hotel via Expedia w/Grafetee bookmarklet

As you can see by the screen above Juha has used Grafetee to “pin” a hotel choice from Expedia, what Grafetee does, quite simply, is allows users (be they agents or buyers) to create iteneraries, guides, rich plans for visiting specific places by using their PC, smart device, and the online services they need to complete the itenerary. In the case provided, a trip to sunny Chicago to find a house to buy. This first instance starts this world traversing home buying experience with a place to stay.

The Grafetee action below grabs a home from the great people at Baird & Warner, as you can clearly denote.

Selecting a home to view via Baird & Warner

Juha is, as I type this, sitting at his PC in Helsinki, visiting via the WWW – he used the :

Expedia – to find a hotel and book in Chicago

Hotels.com – finding just the right hotel

Trulia – to find some house choices to add to his app map

Zagat – to schedule lunch

TripAdvisor – for some entertainment

Zillow – for still more choices (and to illustrate Grafetee capability)

Baird & Warner – to use one of Chicago’s premier brokerages

Jameson Southby’s – for more diversity in luxury properties

Grafetee grabs a Jameson Southby’s listing

As you can gather from the list (and the Grafetee/Jameson image above), what Grafetee’s CEO is doing is showing a very simple, yet extremely useful template for how anyone traveling to Chicago for a “move discovery” can greatly simplify their trip, even enrich the whole experience. And for Zillow and the other businesses mentioned? The value of this kind of tool is extraordinary – giving potential customers the very best in mobile technology – FOR FREE!

Grafetee also allows business/website owners to place the Grafetee app onto the company website. This aspect not only puts local businesses like Jameson Southby’s in the mobile matrix of “pins” on Grafetee, but ensures a much closer relationship with buyers or users who “engage” said companies too. In fact, this is one way in which Grafetee might monetize later on, but that’s another story. What’s important to understand for site owners is that Grafetee is a phone or Skype call, even a click away from adding their own geo-location app for business. Simple.

Grafetee grabs any Trulia listing

Huttunen’s iOS and Android OS gadget is a far more powerful tool for users and business than the casual passerby might think. As you can see in the “pinning” exercise Juha has done, finding a house in Chicago does not necessarily involve driving out $500 worth of gas, listening to 2 hours of boring agent drivel, or painstakingly showing that same house off for the 50th time either. Whatever else Grafetee can do to simplify a house hunt, anyone who ever looked for homes knows – the first expedition is almost always done alone.

Time for lunch with Zagat and Henri

Now it’s time for lunch with Zagat, and then on to Zillow (in gallery), more homes via virtually any website listing them in the world, and as you can see in the last frame, some entertainment to use the time you saved for Chicagoland fun.

The reader also needs to understand here. While showing the utility of such innovations can be difficult even in images, and even harder with text, using an iPhone or Android smart device loaded with your preferences, is drop dead simple. I’ll provide you with a set of images that show off what Juha ended up with on his iPad (image top), then you can decide if Grafetee can make your life easier. As for me, I already know the answer.

I suggest you check out Grafetee on Facebook too, for a look at these very cool Finland developers.

I have scrutinized hundreds of real estate brokerages online now. Offering slicing constructive criticisms this last year, giving examples of “how to”, even barbequeing a few impertinent old school practitioners, all these genuine efforts have only showed moderate successes. Some nice emails, sincere questions about how to make things better for broker and client, but still the home buyer or seller has little or no great representation online. And forget about mobile.

Rooofus Doofus!- Online Takeover

So, it’s time for a wake up call. Oh ye of tiny listing thumbnails and lip service social engagement, hark! The following is a for real instructional, even a challenge to “would be” investor types. Take it from an old Internet hand, everything I say below can be done. I know, you are a bit curious, and my writing style, while flowing, is wordy, so here is a one minute instructional for taking over real estate online one-market-at-a-time.

First, the SERPs can be pretty much bought. If not outright via a good SEM campaign, then good old premium content and SEO strategy. Throw in some news, cutting edge site design and compliance, and especially some SM and user value, and Bingo! Trulia and Zillow move over. You see, there really is no one else out there. Okay, one or two to compete with for your attention -buyer or seller – but very few. In the startup world, venture capitalists or even my pals at the tech blogs might as for “differentiation” for a real estate startup, let’s call our new “baby” Rooofus – all your property needs under one rooof, with a big R for you know what, and an extra o for good measure! Later on we’ll stack those o’s into a nice pile of smileys for a good logo. But for now.

Imagine a real estate website that does not show off white space and banner ads, but the home you want to sell, to buy. Fast, efficient, no nonsense, but imminently capable of answering your questions. Imagine following the link in the image below, and instead of a classy New York hotel, you find a Grand Rapids Realtor, selling houses, hooked to you via this site, social media, smart devices….

The Library Hotels from Library Collection Hotels – A WIHP Hotels Convert Website

99.999 percent of real estate websites suck. Even the once in a lifetime octagenarian who takes his great grandson#s advice and looks for his retirement fishing cottage online, is apt to leave the web in disgust on venturing to what agents these days call Internet presence. I won’t argue this point, and please don’t be so obtuse as to come argue yourself either. To tackle this aspect we simply engage some friends of ours in the hotel marketing space, WIHP (World Independent Hotel Promotions), work out how to scale their Convert hotel booking strategy for real estate listings, then build out for each of 50 markets in the US. We can start with Atlanta maybe? To get the picture, look at a recent press bit my company Pamil Visions PR helped out WIHP with.

You see, WIHP Hotels was a successful Paris company, content with lapping up all the boutique and exclusive little gems in and about Paris, then outward to Budapest, Prague, Spain, blah blah, and Capri, Sicily, Argentina, and, and New York City! That’s right, good news travels fast and the nicest boutique hotels in Manhattan, re-vamped as the Library Collection, bottom line “intelligently leveraging and executing with tools like WIHP’s Convert marketing suite, will be a virtual tsunami washing over what’s out there now. All you have to do is put a good roof over a leading edge plan, make it safe and warm inside, and.. Let’s move on.

Socialite or Sociopath

Okay, we just bought Roofus.com. Our pals over at WIHP in Paris have converted Convert. to engage perfectly any home seller or buyer, to show off an “experience” of the place being bought or sold, a value so concrete in digital form as to exactly portray what we are selling… Now what? People have to see our new and wondrous landing pages, now don’t they? Enter WIHP Hotels again, along with the rest of our network, our own SEO and SEM capabilities, and WIHP’s landmark adwords and other search engine marketing capabilities, media buy capablilties, and Pamil Visions media outreach capabilities (or Blueglass Interactive, MWW Group, Waggener Edstrom, whoever you choose to do the PR and marketing) Bingo! It is not rocket science once you have a nice storefont.

The same 99.999 percent of Realtors who even venture online to offer up their wares, and engage in social media practices, appear to real web experts as sociopath wanna be’s for the most part. Just having a Twitter and LinkedIn account, tweeting every day about how wonderful you are, this does not make you or your business expert at anything. If it were up to me, anyone still doing hard sell social on Facebook or Twitter for their real estate company, should be forced to hold up a sign like the one below.

As a new friend just commented on a Skype call, “you call these revelations a Stroke of sudden wisdom.” Of course he was not talking about running across some “would be” social media real estate guru, but the wisdom of knowing most don’t get it or are too cheap and lazy to really accept engagement, this is a revelation all home buyers and sellers should take to heart.

If your agent does not take seriously the most powerful selling and communicative conduit since TV, what does that say about you paying he or she a percentage of your hard earned home equity to… to do what? Hope and pray somebody drives by and sees their sign? Uh hum. Back to our instructional. I showed off some genuine social media gurus on Everything PR News just the other day, ask them if I am lying!!!

Let’s put it this way, anyone who knows their business on the social networks stands a million times greater potential for selling your home online, than some agent in Hoboken with a dilapidated website no one sees. Think about it, and start thinking about integrating all the stuff I am putting out here. Be a social media socialite. You can continue reading, try and absorb all this, or go visit Nicole Nicolay at MyTechOpinion, and get the tools to try this for yourself now. Nik Nik basically tells the same story only nicer and more friendly.

Commitment: Put Your Money Where Your Mouth Is

The wise and the wise-cracker out there is saying about now; “Yeah fine, but where do I get the money for all this?” Listen folks, my partner and I, with a very small team, write, edit, and/or publish 6 media outlets, contribute to a dozen more, service more than a dozen PR clients, operate no less than 50 social media accounts, and handle the day to day of running a few business ventures. It’s about commitment, investing time and money. And yes, the rationale that says “if he is so smart, why doesn’t be just take over?”, this old adage is relevant. And there you have it.

For what the average idiotic Silicon Valley startup gets in investment to be a flop, we could take over just about every real estate market in the world, online, with hardly a whimper. That is unless Trulia and or Zillow, or maybe some Big Daddy property boss decided to hire it done. Even then, there’s not doubt in my mind, not an inkling, that a large segment of real estate visibility online could be had quite easily. There is no one in the way! Imagine a sort of Ask.com meets TechCrunch, meets About.com, linked and interfaced with a near flawless and experiential site in all the major cities, then interlaced with every smaller one.

Impossible is checkmated by execution with intelligence and passion

It sounds interesting, fantastic, to good to be true, impossible, doesn’t it? What if somebody I send to read this is an Angel Investor? What if sayings like “Content is King” – “Stay hungry, stay foolish.” by Steve Jobs – “The qualities that make Twitter seem inane and half-baked are what makes it so powerful.” by Jonathan Zittrain – the reaching dogmatic that is Internet jargon, what if it is all true. Is Zillow the best there is? Hmm. Come on, I dare you, investigate how lame some of these markets are.

“The Internet has been the most fundamental change during my lifetime and for hundreds of years.” – Rupert Murdoch

This rant, this appeal, this plug for contemporaries in Paris or New York, it is not about what you may think. If you considered that I would like some VC out there to call me up and say; “Let’s do it!” – you would be right. If you also considered people like me just want to see if done, see if better, then you would be correct too. A lot of us are just sick of seeing mediocre efforts, both for clients and for the businesses that fuel our economy, our lives. It’s about time somebody just led, followed, or got the hell out of the way. All that stands in the way of a multi-million dollar online real estate win is execution.

You are welcome WIHP and all the others I plugged here, and/or gave ideas to. Maybe you have an itch to create the next cool thing, a better way for John and Jane Doe to sell or buy a home. Maybe. Let’s see, I think anybody with a little investment can be the next real estate tycoon.

So you want to be the best at what you do? For real estate agents and brokers, there’s maybe no more crucial skill or tool set a professional can garner these days than real cutting edge social engagement. In case you ever wondered if the web would become more powerful than radio or TV, if the passing fad of social business would pass, your questions have already been answered.

From McDonald’s to Nike, Nikon to Lady Gaga, Facebook and Twitter, YouTube and even your lovely Zillow, a two way conversation between professionals and their clients is going on. Are you the last one standing when the music stops? Take the test below to get a hint as to where you stand. Digitally and business wise. If you are not sure, ask experts like Jeff Turner (pictured upper left), about how SM has helped them.

Now have some fun, if you dare!

Now wasn’t that fun? If you sensed a bit of discomfort, felt somehow the questions were too hard. Too easy. This is normal. Not many would figure out the test is loaded. You see… Well, we’ll wait and see how the answers go. BTW, you can develop your own cool tests like this, for your real estate engagement even, using ProProfs time tested Quiz Maker platform. The service is also good for training and other more academic and business purpose. For now tho, wait to see how pros answered those questions.

Any YES! Knowing about Lady Gaga IS a true gauge of your social IQ.

Continuing the series of digital real estate companies visible via the web, today we focus on Phoenix, Arizona. In the past, evaluations of cities like Chicago and Pittsburgh have revealed a virtual technology gap where real estate professionals engage for their clients and constituents online. Let’s take a brief look at what home buyers and sellers can expect if looking in Phoenix.

Welcome to Phoenix, or Mediocrity?

For the reader, our methodology here is no nonsense and simplified. Just like any home buyer or seller looking for info on the web, the most logical place will always be Google. Searching for keywords or phrases such as “homes in Phoenix” or “Phoenix real estate” mimics what your everyday buyer or seller might do. These searches, modified to exclude huge aggregator sites like Trulia and others, can really show what the local professionals are up to, at least online. So, without further explanation, let’s look at Phoenix’s top real estate gurus.

Phoenix Real Estate (by Phoenixhomes.com)

Just under the paid positioning of Trulia, Phoenix Real Estate sits at the top position for the search “Phoenix homes for sale.” About the best that can be said for Matt Pellerin’s website is that it is “adequate” for finding some houses in the area. As before, we tend to put some emphasis on social media engagement, site design and navigation, and whether or not the key Realtor shows an effort toward interacting and informing people. As you can see by the screen shot below, even searching for a home results in the visitor being asked to “opt in” for the lead.

For those unfamiliar, opting in means you give permission to be SPAMMED to pieces generally, even called via phone. So far, so bad, for Phoenix home search. (Note: no SM buttons of any kind, let along a prevalent pic of the Broker) RBiz rating of Phoenix Real Estate: 3 on a scale of 10.

Dorathey Duffield

Wow. If Phoenix Real Estate up there is woefully Web 1.0, this Realtor’s big move to take over the Internet for clients and is tantamount to Stone Age marketing madness. In cases like this, I hate to say my I am torn asunder between feeling bad for the agent, and wanting to get glossy photos up of the inconsistency.

This top ten Google SERP wanna be offers not only hard sales techniques like opt in cues, but less than admirable functionality. One thing is clear to this writer, Dorathey Duffield wants you to email or call her, it’s prompted at every turn. The image below of a property search says it all for me. Excuse the lack of SM presence, a one way conversation, even hard sell tactics, the hazy images of a house worth nearly a third of a million dollars? Rating: 2 of 10.

Stone House Realty

Justin A. Lombard should not have chosen a domain name like trust-in-justin.com, but other than this he has his two competitors up there beat hands down where online credibility is concerned. His website is nothing to write to Time Magazine over, it won’t make any web covers, but the Realtor has done some SEO, SM, and marketing classes somewhere. Or else is smart enough (not so cheap as to) to hire somebody who does have a clue. Sorry Justin, I can’t give a glowing review here, but you honestly did what was necessary.

Okay, Stone House does not have a massive engagement quotient, but what is displayed openly is the Broker’s email, picture, phone, and a little tiny “g +” at page top, indicating someone there understands SEO and the social trend. Stone House does venture into the “opt in” space where it seems appropriate, such as the testimonial pages as the company’s competitors do. The difference in this case being there are actual reviews of the services offered next to one call to action to get mail from the Realtor. No Twitter and Facbook, no valid link to the g + profile, an ugly site, and some other missing elements take Stone House’s ratings down tho. Rating: 5 of 10.

Historic Phoenix Dot Com?

If ever there were a smart move (I think) calling your real estate entity by a dual purpose name might be (or might have been) one of the slickest I’ve seen. The owners of Historic Phoenix, Don Mertes and Maureen Rooney, got themselves into the top ten search listings with a lot of content, and what looks like some SEO and linking juice. The site seems very new, Alexa only shows a brief history dating back to three months.

The nicest of the Phoenix real estate sites we visited today, and replete with pics of the principals, some decent tools, and a ton of resources. However, beyond a snappy and effective internal and external linking build (study link building and SEO), and some cool facts and figures about the surrounding Arizona architecture etc, “slick” is about what the online home searcher gets via this portal. Bottom line is, are the agents doing their best to sell and show? No social engagement for their clients, some info loosely scattered about the site, and a Yelp connection of little relevance (save some visibility), none of this spells “BROKER” for me. Of course, the agents are free to argue. Rating: 5 of 10.

Is this enough to sell? Or to make you want to buy or call?

The Drummond Group

Interestingly, or sadly perhaps, Phoenix’s real estate presence online is so poor as to have driven this writer to Zillow to find our next entry. The Drummond Group appears not in our Google SERPs, but at the top of the list of Phoenix Realtors on the Zillow Real Estate Agent Reviews & REALTORS®. Okay, after spitting and coughing like Daffy Duck over this dispicable happenstance, it matters not. Evaluating Ed Drummond’s digital presence for his constituents will do. Oh, but wait? Ed Drummond is all about commercial offerings. Or is he? The Zillow listing shows homes and review about buying homes, yet the company site offers industrial, land, office, and so on?

Wait, Ed has his Drummond Group at Capstone Realty identity on Facebook! But somehow all these presences rebuke the Google search, even the Zillow one? Confused? So am I. There’s a Capstone Realty site, an Ed Drummond one that is exactly the same with Ed’s domain, and at least one domain that no longer exits. While Ed Drummond does sure seem to get around, and his agency(s) show the earmarks of being successful (lots of employees) Ed himself is a bit hard to track down. I did manage to find one pic of him on the company Facebook, with Santa Claus no less. (Evidently he only shows up for Christmas?). Anyhow, Ed and his team will have to excuse me for A – having to hunt them down, and B – being very confused about their offerings for web searching real estate peeps. Rating (just cuz Ed is so tall) 4 of 10.

Summary Judgement: Pitiful

No doubt the reader (and some Phoenix Realtors) are suffering at this point. In all honesty it is no fun revealing such mediocrity, particularly for an area of the US one would think might recover sooner, rather than later. One thing is cemented with this latest review of digital Realty, not many agents spend even a thought considering how people on the web might engage with them.

Maybe all you iPhone toting people out there, you Facebook fans, had better get in your cars and drive to Arizona? Just look for the big ass sign that says; “Home For Sale” by the lazy agent too busy and important to do more than take your money.

Sorry, but this search is getting ridiculous. Next up Dallas.

According to latest stats from Trulia’s Winter 2012 “Rent vs. Buy Index”, buying a home is now actually cheaper than renting out a place in a staggering 98 out of the 100 largest metropolitan areas in the US. But can this claim really be true, and if so, how on earth?

The following infographic from Homeinsurance.org attempts to explain the various factors that led to real estate in the US being turned on its head – it’s incredible to think that buying a place could be more affordable than renting, but once we understand what’s happened, things suddenly become much clearer…

Compiled by Homeinsurance Blog

So we can see, Trulia’s claim that buying vs. renting is cheaper is indeed true – for some of us. As always, it’s the personal factors that matter most of all when it comes to deciding if now is the right time for YOU to buy a home.

Many real estate agent websites I’ve seen over the years have the Realtor’s name in the header and maybe a clever, or not-so-clever, tagline right underneath. An example would be “Joe Heath” at the very top of the site, coupled with “Chicago’s #1 Real Estate Agent” directly below.

© DavidArts - Fotolia.com

While there’s nothing wrong with this design style and having your name atop your website in no way affects the performance or usability of the site, it’s not the most effective way to grab a home buyer’s attention. When I first log onto a real estate website, I look for just a few things:

1) Does the site have a nice, clean design with a good flow?

2) Is it easy for me to search for the real estate I’m looking to buy or rent?

3) Is it filled with generic, bland content, or does it have the customization and personalization a real estate website needs in order for me to really appreciate what I’m seeing?

Looking for a new home or condo to purchase should be a fun and exciting experience. Yet, scanning through various websites can very easily go from being fun to an overwhelming, and daunting task. On average, homebuyers will go and click on 17 different real estate websites before initiating the first contact with a real estate agent. That’s why it’s extremely important to maintain a solid web presence that makes users want to stay on YOUR website!

What’s the first thing you ALWAYS notice when logging onto a nice, professionally designed website? I would argue that 99% of the time, it’s the company’s logo. It’s no coincidence that national real estate websites such as Zillow, Trulia, or hotpads are all successful. They all generally have the same information; however each web company has branded themselves in a creative and unique way. The logos associated with each company make them recognizable to almost anyone, which is exactly what you should be doing with your real estate business.

Hotpads have found a unique way to brand themselves

Having a logo designed is extremely inexpensive, especially if you use internet services like Elance.com, or even low-cost real estate logos on sites such as FreeLogoServices.com. Generating more traffic for your real estate website is about making sure people enjoy spending time on your site. So dress it up with a new and improved real estate logo that you can use to start branding your own real estate business and let local homebuyers start searching for property on your site; not Trulia or Zillow.

Real estate technology does more these days than simply list a home for sale on a realtor’s website. Now, homeowners can take part in the fun too!

The following five websites offer great little sales tools, geared towards both home buyers and sellers:

Trulia
A fantastic resource for homeowners searching for their next (or first) “dream house”. Information on schools (retrieved from the website Greatschools.com), crime statistics, market conditions, local amenities and even connections to local brokers is available on this comprehensive website.

Trulia school search

StreetScan
Using augmented reality technology (think Star Wars’ holograms – sort of)via the user’s iPhone, a home buyer can hold up his device, pointing the camera at the street or house he wants information for, such as its status as a foreclosure, or as a recent sale, the information will be displayed on the screen, giving details which are part of the public records.

StreetScan makes use of augmented reality technology

BeClose
As our population continues to age, the desire for technology like this will become even more pronounced. Individuals who want to continue to live alone, despite the fears of their family members, can now do so, with the aid of this technology. Using wireless technology, an individual’s activities are monitored for signs of life and health. For example, a report will include information such as the last time the individual ate, went to the bathroom, etc.

Be Close

Lifestyle Advisor
Using a survey which asks questions like “Moving means I would have to let go of my family and friendships”, this website helps individuals who are considering a move to an age-restricted community decide if it is the right move for them.

Decide if age-restricted accommodation is for you with the Lifestyle Advisor survey

Happy Measure
And for some peace in the household once everyone has moved in – an app for your Android phone which will allow you to rearrange the furniture – virtually! Of course it can’t move the furniture for you once you decide where you want everything, but that’s why you borrowed your son’s “gym rats”, right?

Hassle free moving with Happy Measure

Where are most homebuyers looking for real estate for sale in their area? While it’s difficult to know for sure how people research and locate available properties on the real estate market, social media and national real estate websites have certainly changed the game in how we buy and sell real estate.

© kentoh - Fotolia.com

Over the past several years, the real estate market has seen extraordinarily tough times, especially in the residential new construction sector, and many people in position to invest in property for sale are now looking in cities and towns where they may not even reside. Many parts of the United States, such as much of Florida and Las Vegas, have been dramatically affected by the ongoing economic struggles and investing in these areas may make a lot of sense long-term for investors wanting to take advantage of these highly desirable markets once the economy does recover.

RealtyTrac.com, a national foreclosure website, easily allows homebuyers and investors to search not only foreclosed real estate all over the country, but current and valuable foreclosure statistics for nearly every major market. In addition, other national real estate websites such as Trulia, Zillow, and HotPads have likely also seen a hike in web traffic because of the convenience factor of being able to search property all over the country on just one website.

So if you’re a real estate agent, understanding where home buyers are searching for property is critical towards gaining a new client and generating more revenue from home sales. Obviously, having your name attached to a property listing or real estate search website increases the chance each home buyer will contact you directly when finding a home or condominium they are interested in seeing, right?

National real estate websites can play a significant role in marketing your brand as a professional agent. Sites like Yahoo Real Estate and the others mentioned above draw millions of visitors each year that can easily translate into new clients in your area, but only if these visitors can easily find you on each specific website.

Advertising on Zillow or Yahoo Real Estate can certainly go a long way toward presenting yourself as an experienced real estate professional and a true expert in your local market. However, before you start exceeding your marketing budget on such advertising strategies, investing in your own personal website that details your local market specifically is without a doubt equally as beneficial in generating quality, local leads that should eventually translate into an increased sales volume.

Depending on how long you’ve been in the real estate business, you’ve likely already gotten a sales call or two from some of these major real estate websites; and by now, you also likely know that advertising on each is not cheap. So whatever your marketing angle, make sure it’s the best possible fit for your specific market, as well as your personal real estate business.
