One of the few articles that is spot on, I have invested in various properties in the South Florida market buying foreclosures for anywhere from 35 to 55KUSD, renting them out for 18 months and then selling them in the 65 to 70KUSD range, hence yes, in some places the market bottomed out 18 months ago. That being said, it might well be that one community is on the upswing, while units in another development, maybe even less then 3 miles away, are still dropping in prices. Local knowledge is key! That being said, the numbers you mention are right, if you can purchase at 50% of cost of production prices can only go up. In addition the rental market is hot, once can now get rent in the 1/50 range (monthly rent is 1/50th of purchase price) while in a “normal market the monthly rent would be more in the 1/160 to 1/180 range, ie Collecting 900 USD rent would mean an approx property value between 144K and 162K. These days one can command 900 USD on a 45K property. For investors this is very appealing, a) very positive cashflow (after HOA, Taxes, Insurance, etc….15% return), and b) tremendous appreciation upside (as mentioned in the article, 1500 sqf for 45K will probably (at least) double in price within 12 months).

I sympathize with you about media coverage in general...but this article is based on my personal work as an investor, and knowledge of the housing market. I am seeing lots of activity in housing. Granted credit is still an issue for the mainstream borrowers, but if you make a note of where prices are today, in your local area, you are likely to see higher prices next year in that same area. That being said, I'm not saying that the housing market is headed for a recovery. Just that we are on the bottom. I expect we'll say here for a while. I don't expect any prices to increase that much for the time being, except in houses that are selling for less than they originally cost to build. (not retail sales price, but actual building cost) Those have no where to go but up.
