Becoming A Community Association Manager Could Be The Right Job For You

If you have a business or real estate background you may have enough qualifications and practical experience to become a Community Association Manager (CAM). This job is most often found as a senior position in an organized residential community. Condo neighbourhoods, retirement communities, RV resorts and apartment buildings are all examples of organized communities.

You may have a Homeowner’s Association within your area, and a CAM is generally the overseer of this volunteer group. Your job is to ensure that the community runs in an efficient and organized manner with the residents’ best interests in mind.

Depending on the size of the area, you could make this type of position into a full-time job. For smaller communities like RV resort parks, you would be able to work at least 20 hours a week. It’s a great position for anyone looking to supplement their retirement income.

Requirements

The basic requirements to obtain a CAM License are fairly broad. You must be at least 18 years old and have a minimum of a high school diploma or GED. A Bachelor’s or Master's Degree is preferred but not required. If you have any background training in real estate it can be an advantage.

Job Description

As a CAM you will take on all the daily operations of your community. This can include meeting with tenants, scheduling contractors for maintenance and repairs, dealing with any residential issues, collecting fees, arranging for community services like garbage pick up and even some sales.

As the CAM, you will implement and oversee all projects within the community. You will need to keep your residents updated with some sort of newsletter or communication. You can even organize volunteers and vendors for community events.

Salary Expectations

The median salary for a full time CAM is $55,000 per year. There are many variables that can go into your compensation package. In some cases, you will be provided a rental unit to live in, a bonus package, free utilities or the use of onsite facilities as part of your salary package.

As the Baby Boomers are entering into their retirement years, the landscape in housing is rapidly changing. With such a large segment of the population all looking to downsize, economize and live a simpler life, organized communities are growing all over the country.

With this expansion there come many opportunities for not only a different lifestyle, but the opportunity to work within your community. Nearly a 10% increase in available CAM positions are expected in the next 5 years.
