Real Estate Market Highlights: Luxury Sales, Strategic Lot Developments, and Tight Housing in Connecticut

Realty Biz News Daily Update: Sat, February 1, 2025

Today’s update covers a diverse range of developments—from high-end transactions in Westchester and strategic property deals near Mar‐a‐Lago, to the challenges faced by Connecticut’s housing market. Here’s a detailed look at the latest trends shaping the U.S. real estate landscape.

Strategic Lot Sale Near Mar‐a‐Lago in Palm Beach, FL

An empty lot adjacent to Trump’s Mar‐a‐Lago in Palm Beach has sold for $19.5 million along with town-approved plans for a six-bedroom home. Notably, the buyer benefits from guest privileges at Mar‐a‐Lago without the standard initiation fee and must undergo an interview plus pay annual dues. The property, originally sold in 2021 for $5.6 million by 1090SOcean LLC, comes with approved architectural plans by Kaali-Nagy, with input from Nedim Soylemez and Beau Taylor. The new design covers 13,353 square feet over two stories with a basement, offering private beach access and robust security measures given its proximity to other Trump family properties. [1]

Surge in Luxury Home Sales in Westchester County, NY

In Westchester County, luxury home sales have surged in 2024, with a 27.6% increase in properties sold for over $2 million. Although overall home sales declined, luxury homes now represent about 14% of total sales in the region. The median sale price of luxury properties stood at $2,665,000, with Bronxville leading at $2.75 million. Among the top transactions were a 214-acre horse farm in Bedford sold for $30.675 million, a 6-acre property in Bedford at $10.5 million, a 2-acre mansion in Rye for $9.9 million, and an 8-acre Adirondack-style lodge in Bedford at $8.5 million. Developer Glaser Acquires Historic Building in Palm Beach, FL

Developer Todd Michael Glaser has acquired a 1925-built building at 255 Royal Poinciana Way in Palm Beach for $8.5 million. The property, previously purchased in 2003 for $1.2 million by the Morrison family of Sympatico Real Estate, includes a ground-floor leased to Couture & More and four vacant apartments. Glaser plans to finalize his intended use for the building once the current lease expires in June. This acquisition reflects his ongoing activity in Palm Beach real estate, having recently secured additional offices and condominium properties. [3]

Connecticut’s Tight Housing Market: A Call for Expansion

A recent report has identified Connecticut as having the tightest housing market in the U.S., with a 7% vacancy rate and an estimated need for an additional 110,000 to 359,000 housing units. The shortage has prompted calls for fair share zoning studies mandated by a 2023 law to distribute housing needs more equitably across municipalities. Advocates stress that increasing housing supply is crucial to reducing segregation and ensuring affordability, drawing comparisons to similar policies in New Jersey, California, Oregon, and Washington.
