What to Know About Selling Your House Yourself

By Eileen OShanassy | January 5, 2017

While some people assume they need a real estate agent to sell their home, more are finding out they can do the job themselves and be quite successful. While appraisals, advertising, showing the property, and negotiating can sound overwhelming, it's much easier than you think. If you're planning to sell your home and want to do it yourself, here are some tips to ensure you'll cut a deal that would make any real estate agent proud.

Inexpensive Marketing Platforms

While real estate agents have access to social media and other online platforms, so do you. Therefore, if you're a regular on Facebook, let all your online friends know your house is up for sale. Chances are, someone will know of a person who's looking for a new home. Along with this, take advantage of other online forums such as virtual tours, which can put your home in a new light to prospective buyers.

Negotiate Wisely

If you can communicate clearly and honestly with a prospective buyer, then you're capable of negotiating a deal that will be as good as that of a seasoned real estate agent. Not only will you be able to negotiate a deal much quicker than if you relied on an agent, but you also won't have to worry about commissions being paid to an agent. However, to be on the safe side, it may be a good idea to perform a background check on a buyer who appears to be very serious about buying your home. By doing so, you can have peace of mind knowing you are dealing with a reputable individual.

Flat-Fee MLS Listings

Rather than hiring a real estate agent to give your house an MLS listing, do it yourself by taking advantage of flat-fee MLS listings. Not only are they very inexpensive, but they expose your house to just as many potential buyers as would an MLS listing done by an agent.

You Know Your House

Ultimately, nobody knows your house as well as you do. Because of this, you'll give your home plenty of undivided attention in an attempt to get the best deal. So instead of relying on an agent to pass along information about your home, you can respond quickly to any questions a potential buyer may have about your property.

By using these and other tips to your advantage, you'll not only find yourself selling your home much quicker, but getting a much better deal in the process.
