7 Concerns All Property Managers Face

The job of property manager is sometimes a thankless one. A wide variety of constant work and complaining residents can really ruin their week, but at the end of the day, property managers are highly concerned about their clients and want to provide the best possible living situation for all parties involved, as well as properly upkeep the property so its value stays high. Below are seven concerns they face.

1. Maintenance

Whether maintenance issues are noted by the property manager or reported by clients, property managers are always concerned about properly maintaining the properties under their care, whether that involves mowing the grass or replacing the roofs. It’s their job, after all.

2. Insurance

Property managers can be responsible for making sure their properties have sufficient insurance, though the owner signs off. This isn’t as easy as it sounds, as tight budgets and decisions about what coverage each individual property need abound.

3. Legal Issues

Property management is rife with legal issues, for tenants, owners, or even property management companies themselves. Property managers do everything they can in order to minimize the amount of legal issues faced by their clients, though the possibility is always there.

4. Pest Control

Pest control is a big problem for anyone responsible for a property, and property managers are always concerned about keeping creepy crawlies out using chemicals that don’t pollute or are hazardous. Most pest control companies are local, so property managers usually utilize the same pest control company for all a property’s needs.

5. Crime

Property managers, and everyone else, are concerned about doing what they can to prevent crime on properties they are responsible for. They encourage owners and residents to report any crimes to the police immediately. Property managers are also concerned about crime against them as well, as angry, unhinged owners or residents pose a possible threat.

6. Weather

While they can’t control the weather (though sometimes they wish they could), property managers are always concerned about it. Whether it’s going to snow and a snow removal company will need to come out, or rain in a torrential downpour so that old tree in the back of the property might fall down and cause serious damage, property managers always keep an eye on the weather.

7. Happiness of Owners and Tenants

While it may not always seem that way, property owners and tenants are the reason property management is in business, and such firms serve a vital function in keeping everything running. They want to make every interested party as happy as possible.

Property managers constantly juggle a lot of concerns, sometimes many at once. These concerns can range from deciding how best to insure a property to compiling bids from different contractors to something like planning a community picnic. But they do care about serving owners and tenants and keeping a property in the best shape possible.
