Foreign Nationals Investing in Nicaragua Real Estate in Record Numbers

With so much going on in the news these days, most investors are so caught up in the political climate in the United States that they are often missing opportunities to invest, not only here at home, but abroad as well.

One of the Latin American countries that bears watching is Nicaragua for a number of reasons. Not only are the laws agreeable for foreign investors but Nicaragua is quickly becoming a force to be reckoned with in the region. As the country continues to grow economically, Nicaragua real estate is becoming the new gold! Property investors are getting in on the ground floor, buying up affordable residential properties in Nicaragua.

Why Properties in Nicaragua?

Since it is business that seems to be bringing the country up out of the depths of poverty, why would properties in Nicaragua be a good investment strategy? Actually, there are a few reasons why investing in Nicaragua real estate makes sense. However, the primary reason is that there is an influx of investors coming to the region.

Many foreign investors simply want to have homes for their time spent on the ground in a country where they’ve invested a sizeable amount of capital. And as for property investors, it’s a field day for those who have the wherewithal to buy up some of the loveliest homes in the region at prices that are affordable in terms of ROI.

Tourism Is on the Rise

One of the main industries which has seen rapid growth is tourism. It has increased more than 11% each year for the past decade and although some is directly related to business travel, most often it is the lovely scenery and warm climate that attracts visitors from around the world. Many real estate investors are buying up properties to be rented to seasonal or occasional travelers looking for what is termed a self-catering cottage.

Although a European term, a self-catering cottage simply means there is a kitchen available so you don’t always need to pay the high price of dining out. This type of residential real estate investment in Nicaragua makes sense based on the current economic climate. As tourism continues to expand due to government incentives, hotels are being built but there is also a growing need for private rental residences as increasing numbers of visitors wish to enjoy a quieter, less public lifestyle.

Why Nicaragua?

So then, if you are still asking why invest in Nicaraguan real estate, the answer can be summed up quite nicely. The primary reason is that the Nicaraguan government is quite amenable to welcoming foreign investors and has a more-than-fair tax scheme to prove it. The weather is lovely most of the year and the scenery can be classified as idyllic. As one of the fastest growing economies in Latin America, Nicaragua has much to offer and so literally any investment makes sense. Real estate is perhaps one of the wisest places to invest at the moment because property prices are still low enough to yield a high enough return over time.
