Selling Your House? 3 Easy Renovations for Home Investors to Attract Buyers

When preparing to sell a home, many people will look through other listings to see how their property stacks up to the competition. In many cases, sellers have taken exceptional measures to dress up their home with upgrades to make it stand out.

If you want to get more attention from buyers, you need to position your home well against the competition. However, funding for renovations and upgrading may be limited. If you are looking for easy renovations that will give you the most bang for the buck, focus your attention on these improvements:

1. Upgrade the Entryway

Your entryway may seem like a relatively trivial area of your home to focus your attention on when funds are limited. However, remember that the entry doorway and patio are focal points that draw the eye when buyers look at your home’s online listing. This area is also a focal point when potential buyers visit the home for a tour. Furthermore, the entryway sets the tone for the entire home tour.

You want to make a great first impression on buyers so that they are in the right mindset. Updating your entryway may be as simple as power washing the patio and painting the door an attractive color. Otherwise, replacing the front door may cost as little as a few hundred dollars in some cases. Adding a new welcome mat, an attractive light fixture and a few potted plants around the patio will complete the look.

2. Replace Your Floors

As soon as a home buyer walks into your home, they will notice two primary things initially. These are the color of paint on the walls and what the floor looks like. Repainting the walls to a neutral shade can do wonders, and you may be able to complete this project over the course of a weekend or two.

However, for more pronounced results with your home décor, replacing the floors is an excellent idea. You can consider investing in high-quality carpeting, tile or hardwood flooring. However, remember that some materials may look just as nice and may only be a fraction of the cost. You can also save money if you tear out your old flooring on your own.

3. Update Your Backsplash

The kitchen and bathrooms are undeniably focal points for a buyer as well. The built-in features in these rooms can show the age and condition of the home. However, a complete renovation in these rooms can cost tens of thousands of dollars or more in some cases. You may have already updated your flooring, and you can complete the upgrading efforts in these rooms by updating your backsplash.

This is a very affordable project that can have an incredible impact on the style of these rooms. Remember that you can use tile in the bathtub or shower as well. Installing tile is fairly easy, and you may be able to complete this project entirely on your own. If you want to continue with your updating project in these areas, consider repainting or refinishing the cabinets and adding attractive hardware.

While your entire home may need some love and attention, you may not have the budget for a full renovation. When you need to create amazing results on a dime, these are some of the more cost-effective projects that can make your home more attractive in online photos as well as more appealing to buyers on a home tour. However, because each home is unique, you should carefully analyze your home's weaknesses before you determine how to spend your renovation project.
