5 Things to Ask Your Realtor Before Moving to the Coast

By Guest Author | June 14, 2016

The gorgeous views, moderate climate, and idyllic lifestyle make living by the coast a dream for many people. In fact, roughly 40 percent of the world lives within 40 miles of an ocean. But while there are many advantages to buying property on the coast, there are some unique disadvantages too. It's important to talk to your realtor about the big issues and make sure you’re aware of the ins and outs to living in paradise.

1. What's the chance of a serious storm?

Weather is becoming more extreme around the world, and it's not a stretch to worry about severe storms, tornadoes, or other natural disasters impacting the area you live. The chance of storms means that insurance prices skyrocket.

2. How expensive should my home actually be?

Most people know that living by the coast means homes will cost more money. But that doesn't mean you should accept every outrageous price tag. Your realtor should help you understand the median home price in the area and what comparable homes are being sold for.

3. What will my home maintenance be like?

Even when the risk of extreme weather is small, a seaside home means a damp, salty environment that can cause rot and damage to exterior items. Newer homes are built with more weather resistant materials that can withstand the changing elements. If you’re looking into older styles, be sure to check for hazardous wear and tear on the home and its foundation.

4. How crowded does it get during tourist season?

Even secluded beaches can attract huge crowds when the weather is particularly nice. Your quiet, unassuming beach lane can be overrun with tourists during certain times of the year. It's important to get a feel for the area you want to live and how much tourist activity your family is comfortable with.

5. What makes this particular coastal area special?

Your realtor should explain to you the benefits and amenities of each particular area. Whether it's the school district, the proximity to a large city, or the booming economy, you have to consider what you want from your new hometown. Don’t move to the beach just for the beach, be sure you settle in an area that matches your lifestyle and daily pace.

Walking on the sand every morning is almost guaranteed to reduce your stress levels, so it's no wonder that people are naturally drawn to the coast. If you approach your move with an open mind and consider all the pros and cons, you can make your seaside dream a reality. Moving to the coast is no small decision. Ask the hard questions up front and utilize the help of experts in deciding which options are best for you.
