5 Ways To Boost Your Home’s Resale Value

By Jamie Richardson | December 17, 2018

It can be a difficult decision to sell your home but once you’ve decided it’s important to get the best possible price for your property. This isespecially true when it appears that property prices have now peaked.

Part of getting the best possible price is to find a real estate agent that has a great reputation. This will help to ensure your property is in front of the right people and you get the price you need. There are also 5 other things you can do to boost the resale value of your home:

  1. The Look

The first thing that any potential buyer will see is the outside of yourhome. You need to make it look fantastic. The best way to do this is to tidy the front yard. This means removing all unnecessary items, cutting the grass, trimming the hedges and weeding.

Alongside this you should look at the walls of your property. They may need washing, repainting or even cladding. They need to look fantastic to give any potential buyer the wow factor.

Don’t forget to ensure the entrance way is easy to see, the door is clean and inviting and all the windows have been cleaned!

  • Check The Stairs

One area that is often over looked is the stairs and balustrades. You can click here for some great ideas to inspire you.

In many homes the stairs are one of the first things a visitor will see.For a surprisingly small amount you can replace these or just the balustrades to help continue the wow effect into the home. Thos will help you to win overany potential buyer before they’ve seen your house properly.

  • Paint

Just as the outside should look fantastic you also want the inside to look clean and fresh. By giving everywhere a coat of white you’ll create this impression and make the house feel larger than it actually is. In addition the white is inviting; ensuring a potential buyer can see themselves in the house and putting their own mark on it.

  • Electrical Inspection

You shouldn’t underestimate the power of having an electrical inspection completed. This can show potential buyers that you are serious about selling and that you have nothing to hide. If anything does turn up on the inspection  you’ll have the opportunity to rectify it;which will also prevent the buyer from using it as a negotiating tactic.

This will help to build trust in your buyer before they even view your home.

  • Smart Systems

Finally you should consider adding a smart system to your home. These are becoming increasingly popular and many buyers are starting to see them as an essential item.

It doesn’t need to cost a lot; you can pick up an Echo Dot for approximately $50 and then add on a smart light system to show that your home is smart aware. The new buyers can expand the system to their own needs; you’ll just be showing that it’s possible.

All of these factors will help to attract buyers; the greater the interest the easier it is to get the price you want or even more; remember the real value of any home is what someone is willing to pay for it. The more attractive you make it appear the more interest you’ll have.,
