An interesting listing description is likely to get more attention from a buyer than one that is not. When you're selling a home, the description of your property is very important. In fact, the description is of equal importance to the listing photos. You want to make sure that people see what they're looking for and that you're portrayed in the best light possible. Here are some tips on how to write compelling real estate listing descriptions that will stand out.

Listing descriptions are an essential part of marketing the home for sale. The listing description will be one of the major steps in preparing your home to sell. A well-written description will differentiate one property from others and stand out.  You want to ensure that you differentiate your house from other listings. The listing description does get syndicated to all 3rd party sites such as Zillow, Redfin, and others when the home is listed on the multiple listing service.

Research Your Competition

When you're writing your home description, it's important to understand what other homes are selling for and how they're advertised. This will help you to create a description that is on par with the competition and will give potential buyers the confidence that they're getting a good deal.

Make sure your listing description is clear and concise. Your listing description should be easy to read and concise. Make sure that all of the important information is included without leaving anything out. This will be inviting to the potential buyers.

Use Specifics About the Home

Make sure to include specific details about your home such as the approximate square footage, number of bedrooms and bathrooms, and the approximate lot size. This information will help buyers visualize themselves living in or buying your property. It is ALWAYS a good idea for buyers to verify the accuracy of the square footage and details of the home.

Include information about the number of bedrooms and bathrooms in your listing description. Be clear and describe the home accurately. If a home has a den and is not formally a bedroom, then be sure to describe it accurately. A bedroom must have a closet to be counted as a bedroom. This information is important for buyers who are looking for a specific type of home or for buyers who are looking to verify the accuracy of the information before making an offer.

Describe Your Property Accurately with Details

When you're describing your home, be as detailed as possible. This will help buyers to visualize themselves living in or buying your property. Include specific details such as the type of flooring, the layout of the rooms, and any special features that are on your property. If the listing agent is unsure about the type of flooring, be sure to find out and describe it accordingly. Many homeowners are replacing wood flooring with vinyl which looks like wood. because it was in style at the time. Many home buyers are interested in homes that have hardwood floors. Hardwood floors do have benefits that you cannot get from other types of flooring.

Use adjectives to capture the reader's attention and make them feel what it would be like to live in or purchase your home. For example, describe your home as cozy, inviting, and beautiful. Use words that are specific to your property and that will make it stand out from the others on the market. Sellers may think because their home has granite counters is an upgrade, and in reality, the buyer may not like it and want to remove it due to color or finish. Don't list home upgrades, if they are not actually considered upgrades.

Highlight Positive Features

While many sellers want to highlight all the positive attributes of the property, sellers may try to make their home into something it is not thru their real estate description. Do not over-exaggerate the details in the listing description as it could backfire!

Using vivid words can help readers see what they're looking for in a home and make them want to view it right away! Describe the features of the home in detail. For example, if you have a large backyard with plenty of room for an outdoor kitchen, then be sure to include that information.

Make It Interesting and Desirable to Read

Make sure your listing description is interesting and easy to read. This way potential buyers will be drawn in and won't be able to resist making an offer on your property. Describe the home as if you would be creating a walk-through. Include information about the kitchen counters, type of kitchen cabinets, and type of appliances. If they are name-brand appliances, be sure to include that as well.

When writing a listing description, you want the buyer to imagine themselves living in the home. This will help you capture the reader's attention and make them want to learn more about it. Use phrases such as "this is the perfect home for you," "come see this today," or "don't miss out on this opportunity."

The Listing Photos

Listing photos are important because they help buyers visualize themselves in the home. When selecting photos for your listing, choose ones that accurately reflect the condition of the property. If you have recent photos, make sure they are included in your listing description. Photos can also be used to promote special features. A special feature may include the fact it has a large backyard or a view. It is recommended to have professional photos for the listing as it does make a difference in how they are viewed online.

It is important to prepare their home for listing photos. This will make sure the home is clean and decluttered so the photos are desirable. Having the home ready for photos is an important step in getting the home ready to sell. By following these tips, you will be able to create an appealing and compelling listing that will help you sell your home quickly!

Final Thoughts

Utilizing compelling and appealing listing descriptions will provide an accurate representation of the property. It will also demonstrate to your seller, that you are ensuring that you are highlighting the aspects of the property. By not utilizing descriptive listing descriptions,  your home could be accumulating days on the market.
