Buying a House: What you Wish you Knew Beforehand

By Guest Author | March 10, 2016

As the biggest investment you’ll likely ever make, buying a house can be a fun and exciting process, but it can also be stressful. Approaching the home buying process with careful logic will ensure the home you’ve chosen will provide a comfortable living environment and be a good investment.

Home Inspection

A thorough, professional inspection is an important part of identifying any structural issues, damage or necessary repairs prior to committing to purchasing the home. A cosmetically-beautiful house may be hiding issues that you won’t notice when you are emotionally invested in the excitement of your new home purchase. A professional inspector can identify issues that the seller could address prior to the sale or ongoing needs that you will want to address following your purchase.

Home Loans

The condition of the home you are purchasing can have a bearing on your ability to get a loan. Professionals know that educating yourself about mortgages is important when buying a home. You will definitely want to know about possible issues and current trends in the market. Many mortgage companies require the home to be structurally sound before granting a loan. If the home appraiser identifies key issues with the home - such as the need for a roofing replacement or a pest infestation - the repairs may need to be made prior to the loan approval process.

Neighbors

Your new home may have remodeling needs, and you may already be making plans for new landscaping and paint colors. However, the one thing you cannot change is your neighborhood and your neighbors. A tidy, quiet street is important to most homeowners. It is ideal to visit the home during different times of the day and night to see if there are any unexpected activities or noises that might pose a problem. Speaking to the neighbors can be a good way to learn more about the neighborhood as well.

Neighborhood Issues

Noisy traffic, polluting factories and airport flight paths are also something you cannot control. Careful research about issues and concerns affecting your potential new neighborhood are important to identify prior to making your home purchase. If the neighborhood has a homeowner or neighborhood association, you can connect with them to ask questions about current neighborhood concerns. Internet research and speaking to neighbors can help identify any issues as well.

Even with a careful, logical approach, purchasing a home always holds a few uncertainties that can only be uncovered by living in the home and neighborhood. However, identifying important issues that could affect your quality of life is important to do prior to committing to your purchase.
