Home Staging: 5 Reasons It Is Worth The Investing In When Selling Your Home

By Jamie Richardson | October 11, 2018

The process of selling a home can be stressful with offers falling through or offers coming in far below asking price. The home is one of the largest investments that a person makes during their lifetime so they would like to see a healthy return on this investment. Home staging is something that might come up when trying to get an offer above asking price but people always wonder if it is worth the investment. Home stagers cost a different amount depending on the company and furniture they are bringing into the home. Not all home staging companies are created equal so look into the reviews online to see which company will deliver the best ROI. The following are 5 reasons it is worth investing in home staging when you are selling your home or other residential property.

Your Furniture Could Be Old or Worn Out
The shape that your furniture is in although not impacting what a buyer will actually receive when they purchase the home can make a home feel dated. The smell of pets can linger in furniture which can be enough for a potential buyer to make an offer on a home with less pet odor. The potential buyer could also be allergic to whatever pet dander is left in the home. Rarely do buyers make an offer if they are severely allergic as swollen eyes that are tearing up don’t exactly lend themselves to loving the home. Finding discount living room furniture is an option for sellers that might have been a little too rough with their current furniture. Home stagers have inventory in their warehouse that can fit any style or décor so this is not something you as the seller have to worry about.

A Speedy Sale
The longer a home is on the market the more is costs the seller to keep the utilities on. This can seem like a small price to pay but over the course of a few months this can add up to a few thousand dollars depending on the size of the home. The most important thing about a fast sale is that the stress that you are feeling will be lifted as soon as the final papers are signed. Speedy sales usually come with a few offers so being able to entertain offers is a good position to be in. Certain buyers might want to move in immediately while you might need to stay in the home until the end of the school year if you have children. This gives the seller the power to pick the offer that suits them best instead of jumping at the first offer for full asking price.

Help The Buyers Understand How Space Can Be Utilized
An empty home can make it very difficult for a potential buyer to understand how the space can be used. Some buyers have an imagination but filling the space with furniture can make a small space look a bit larger. Taking all of the furniture out of a large room does not allow the buyer to see how many couches or seats can be fit in a certain area. Even something as simple as an area rug can help a buyer visualize the space and how they would put their own personal touch on it.

Allow Photos To Bring In More Viewers of the Home
The days of a realtor picking out a few homes they believe fit your tastes are far gone. With all of the home aggregate websites and the MLS buyers tend to pick a few homes then the realtor sets up a showing. A home stager will allow the best possible photos to be taken which will maximize the amount of buyers looking at the home. Selling a home is a numbers game so the more people viewing the home the greater the odds for an offer to be made. Do not skimp on the photos as this is the first impression of the home a buyer will have which can turn out to be the most important.

You Can Pack Up Your Personal Items
Being able to pack up your personal items before the home is sold is imperative for those people that already have purchased a new home. The home staging company will provide the furniture as well as décor if need be so there is nothing left for you to worry about besides accepting the highest offer. This can be a huge stress relief as starting your new life in your new home out uncomfortably should never happen!

Deciding to use a home stager could not be more important as often times they pay for themselves quite easily. Do not leave your home on the market for months incurring costs but rather invest in a home stager and sell it immediately!
