Your wait for the right market condition to buy your dream house ends on 25th June, this year! Starting today you will get the best offers, best projects, and best locations all at the best prices for IRFS is here!
Brought by Amura Marketing technologies in collaboration with 99acres.com, The Indian Realty Flash Sale that starts on 25th June will offer properties at a pre-negotiated rate of 3 to 15% less than the current market value.
According to Narasimha Jayakumar, the Chief Business Officer of 99acres.com, the idea behind this sale is to initiate a momentum in the real estate market, which have been looking at mixed sentiments due to the high interest rates; which in return have imposed an ambiguity in the minds of nation’s property buyers.
The process to find and sign the deal on the dream houses ranging from Rs. 15 Lacs to 20 Crore is divided in three phases:
Phase 1: The Pre-registration phase
Phase 2: The Flash Sale
Phase 3: Coupon Redemption Phase
To participate in India’s first property flash sale, buyers are supposed to follow these steps:
1. Register on www.irfs.in for free*
2. Shortlist the projects that interests you
3. Visit them either through their website or personally to be assured of everything that is being said about the project.
4. Read the offers that will be mailed and messaged when the flash sale starts**.
5. Download the offer coupon of the selected properties and visit the developer’s website to book the flat and avail the offer.
*The registration process starts from 12th June and will last until 25th June 2015. Alternatively you can also register through the 99acres.com website.
**Offers will be only given in the sale period, i.e. 25th to 28th June
The sale that includes some of the top notch brands of the country like Omaxe, Godrej, DLF, Sobha Developers, etc. is expected to see a sale of at least Rs. 2,000 Crore in the three days duration. To make it easy for the buyers to select from the 250 participating developers and a myriad of new projects IRFS has clubbed with Google to make it possible for the buyers to interact with the builders. Also locality wise report will be uploaded on The Indian Realty Flash Sale website to help them make a calculated judgement. In addition to studying the locality reports Narasimha suggested that the buyers should get the paperwork checked personally and not just rely on what is mentioned on the developer’s website but some legwork before finalizing the deal.
Taking leverage of the Central Government plans to lower the home loan rate, the timing of flash sale is perfect to exploit the changing sentiments of the nation’s property seekers. Backing this plan, Amura’s Managing Director said that this sale will prove to be beneficial for both the developers and buyers alike.
How will they benefit from the IRFS?
The developers will benefit from the low marketing cost and the chance to showcase their new projects and famous launches all in one place will increase the sales from both locals and NRIs thereby lowering the number of unsold inventory lying in the market. For the buyers, the elimination of middlemen like brokers and property dealers will bring down the lump sum cost of house. They will also get to avail the home loan facilities in real time as various banks are invited to make the service available on the IRFS website.
The change in Indian real estate at the back of these three days will decide if it should be held more than once a year with more offers and discounts. While Amura plans to hold this event twice a year, the outcome will be the final deal breaker.
