Prime Real Estate: 5 Things To Look For In A New Home

By Kara Masterson | February 3, 2017

House hunting is an exciting process, but after a while it can start to become overwhelming. There are so many different aspects to consider when looking for a new home. While you'll probably have to make compromises with every home, the key is to find the home that is right for you. Here are 5 things to look for to make sure you get the home of your dreams.

Adequate Space

Space is probably the most important factor to look at when considering a new home. The available space in a home is something that cannot be changed, at least without significant investment. Look to the future and try to estimate your future needs. Is there enough storage to meet your needs? While there may be enough room for your small children right now, what about when they turn into teenagers? Will there be enough space for all of the hockey gear, band instruments, and extra clothes? Plan for the future and anticipate future growth.

Floor Plan

Make sure the floor plan is one that works for you and your family. Are there enough bedrooms and bathrooms to meet your family's needs? What about space for guests? A home's floor plan is another thing that is difficult to adjust without significant cost, so be sure you like the way the home flows.

Good Bones

The bones of the house is basically the functional part of the house. This is an area that can bring a lot of unexpected cost if you're not careful. Leaky roofs and basements, electrical problems, and plumbing issues are all things that can be fixed, but only at the right price. Make sure you do a thorough home inspection to make sure your seller pays to fix any problems that concern you. This is where using an experienced realtor comes in handy, like someone from Sea Pines Real Estate - The Cottage Group. Realtors know how to get you the best deal on a property, and they know all of your rights as a buyer.

Potential

Potential is something that can be difficult for many buyers to see. It's hard to look past the peeling paint and stinky carpet, but if you look carefully, you may be able to see value where others could not. Try to see past the superficial things that can be easily changed and see the potential for value appreciation.

Great Location

You've probably never heard someone say, "I wish our home wasn't in such a great neighborhood." Your lot is something you'll never, ever be able to change. Make sure you're choosing a home in your desired location. Homes near good schools will always be worth more than homes that are not. Look for amenities nearby - is it close to grocery stores, gyms, coffee shops, and entertainment? All of these things will make your home more desirable to future buyers, so be sure to choose your location carefully.

House hunting can oftentimes be a difficult process, but follow these five tips and you'll be sure to get a home you and your family will love for years to come.
