By Guest Author | November 30, 2016

Your home is a special haven for your family to come together and relax. But if you’re thinking of selling, there are certain things you should do before putting your home on the market. The following are some helpful tips to help prepare you for the sale. Make sure you have all these things in order and that you are financially ready before taking the plunge.

Update Your Home’s Curb Appeal

With today’s technological advances in the real estate market, buyers can peruse a home through a virtual tour without ever setting foot in it. You can Search MLS in your area and get results specific to your search metrics as well. That’s why it’s important to make your home appealing by updating its curb appeal before taking pictures. Flowers, shrubs, trees and a decorative door wreath can add character to your dwelling. Store toys, hoses, and garden tools neatly inside your garage when not in use. A well-manicured lawn and fresh coat of paint on the home’s exterior shows buyers that you lovingly care for your home.

Consult with a Real Estate Agent

A real estate agent has the knowledge and experience to help in selling your home quickly. By pulling up current homes on the market and comparing them to recently sold listings, you’ll be able to determine the right price for you. A good real estate team will be able to point out issues that can prove problematic such as household repairs and clutter. Because an agent works with both buyers and sellers, they will be able to offer ideas on how to prepare your home for showings. This includes the proper lighting and placing personal belongings out of sight.

Choose Your Colors Wisely

Although you may think that purple is the ideal color for a child’s room, prospective buyers may be put off by outrageous hues. In preparation of your home’s sale, you’ll want to repaint eccentric paint covered walls. Opt for neutral shades of beige, off white, or light gray. If your trim, molding, and kitchen cabinets appear worn, a fresh coat of paint can go a long way in freshening up their appearance.

Make Small Repairs

Most buyers will hire a home inspector to assess the condition of a dwelling before the final purchase. To ensure your home passes with flying colors, you want to make small repairs. Things such as a leaky faucet, chipped tiles, broken screens, or cracked walls are simple fixes. If your home is older, you can offer buyers a home warranty system. A home protection plan covers repairs or replacements on certain systems within the home.

Preparing your home correctly before the placing it on the market takes some effort. But it can also help you garner a quicker and more profitable sale when you use the right resources to help with your move.
