Determine How Much You Can Afford
The first step to shopping for homes is determining your budget. You can do this by determining how much monthly payment you are comfortable making. Next, use an online mortgage calculator with your monthly payment figure to work backward toward the purchase price.

Once you’ve determined your max purchase price, get in touch with a lender and they’ll tell you if you can get pre-approval at your purchase price. This approval helps your offer stand out when you find that home you want.

Number of Bedrooms
Apart from price, the size of the house is another significant factor that will affect your purchasing decision. Knowing how small or large of a house you want will help you find a home that fits your requirements. One way of assessing how much home you need is by asking yourself the number of bedrooms you’d like to have in your house.

This is especially critical if you have or intend to have children. If a house has lesser bedrooms that you’d like, you have the option of converting one of the open spaces into a bedroom. Plus, consider the size of the bedroom since siblings can share a large room.

Number of Bathrooms
You also need to consider if one or two bathrooms is enough to meet your needs. You should also think about the features that you would like to see in the bathrooms. If you or someone in your household loves cooking, you’d probably prefer a larger kitchen with plenty of room for storage and cooking. When looking at the kitchen, be on the lookout for modern appliances like refrigerator, oven, stove, and dishwasher. If appliances in a home are not up to your requirements, you will need to create a kitchen upgrade space in your budget.
Plus, consider whether your kitchen will be the primary meals room. If you prefer having meals in the kitchen instead of a formal dining room, you’ll need to ensure that the kitchen has enough space to accommodate your household for dinner, breakfast, and lunch.

Home Location
The location of your prospective home is critical; you might have a certain part of town as a favorite depending on different requirements. For instance, if you have children, you might want to move into a school district with the best schools you can afford. Similarly, do you prefer living near an arts district or parks?

In addition, check into the location’s crime rate and accessibility to utilities you consider important for you and your family. Consider what you would like to be within walking distance and what you wouldn’t mind driving to.

Energy Efficiency
Finding an energy efficient home helps the environment and saves you money. For instance, windows that allow an abundance of natural light during the day will help save money on electricity. Proper insulation will help save you money on electric and gas bills.
