The South Tower of 396 Alhambra is situated in the heart of Coral Gables office and retail project, and this seven story class A office building in Miami is now open for business.
It is one of Coral Gables architectural landmarks and has undergone a dramatic renovation and modernization to convert it into 87,000 ft.² of luxury office space.
Several major companies have already leased a total of 30,000 ft.² of space, and new tenants include Citibank who have taken 5,000 ft.² of space, and who will relocate to the North Tower in 2012, RTKL Associates who are an international architecture and planning firm who have leased 11,652 ft.², and Terra Networks who have leased 9,000 ft.² of space, and plan to move in this October.
The delivery of the South Tower means that completion of 396 Alhambra's second phase can now go ahead. This second phase will include a newly built 15 story building giving 156,000 ft.² of office space. In addition the project will include 30,000 ft.² of prime ground floor retail and restaurant space.

Construction has been ongoing since early 2009, and renovations to the South Tower included replacing the buildings windows with hurricane resistant impact glass, overhauling its ventilation and plumbing systems, elevators and electrical components. Renovations also included premium finishes throughout the buildings common areas. The existing three-storey parking garage has been replaced with a new eight storey garage giving access to both North and South Towers. The renovations mean that the South Tower will achieve LEED Silver certification, while the North Tower is pre-certified at the LEED Gold level.
The building was designed by Miami-based architectural firm The Fullerton Group and is being constructed by Balfour Beatty. Tenants can benefit from spectacular views, valet parking, a concierge service and 24-hour security.
