5 Reasons Why You Should Never Buy a Home Without a Realtor

By Lizzie Weakley | March 8, 2017

Whether you've purchased multiple properties in your life or you're a first time home buyer, a realtor is essential to navigating the complicated sales process. A real estate agent can be beneficial for a number of reasons and has the knowledge and education to ensure the transaction goes smoothly with little to no mistakes.

If you're still unsure about whether or not you need a realtor, the following five reasons should help you make your decision.

1. Access is Everything

Surfing the Internet for listings is easy from the comfort of your own home, but a realtor has access to a number of databases that can't be found online.

Hiring a real estate agent will allow you to take advantage of more properties that are up for sale in your price range and with your specifications.

2. Negotiating Power

Competition is fierce in the housing market for both buyers and sellers. Agencies like Mattox Realty will know how to negotiate a fair price on your behalf. In most cases, when it comes time to negotiate the final selling price, both parties will become a little heated, a time when a real estate agent can work his or her magic.

It always isn't about the purchase price, either. Realtors can help negotiate enough time for home inspections, contingencies and more.

3. Superb Document Review

One of the most confusing aspects about buying a home is reviewing the paperwork. Purchases agreements and contracts will pile up quickly and it could take days for a non-experienced individual to wrap their head around the terms.

An experienced real estate agent will glance over the contract, look for anything that stands out and help the buyer understand exactly what they need to with little trouble.

4. A Necessary Buffer

Buyers who represent themselves during a real estate purchase need to deal directly with the seller or the seller's agent. This can create an awkward situation that could hinder the ability for negotiation.

A realtor provides a necessary buffer between parties of the agreement and knows how to act when speaking with the seller's representative.

5. Can Pull Relevant Market Information

One of the most important factors that goes into determining how much to pay for a property is relevant market information.

Relevant market information includes local real estate trends, prices for similar properties, tax information and more. A real estate agent has the necessary tools to look up this information and use it as necessary to get the best price possible.

Real estate can be a messy business. The best way to ensure that you are represented fairly during a real estate transaction and to get a fair price is to hire a competent real estate agent.
