DelShah Capital Announces Student Housing Conversion in Brooklyn New York

DelShah Capital has re-branded and repositioned 902-908 Bedford Avenue, formerly a seven story multi-family building, into 44 units of student housing in downtown Brooklyn. The building is already 98% occupied with students and their families who are mainly from Long Island University and Pratt Institute.

The exclusive marketing agency for 902-908 Bedford Avenue is Distinct New York, an affiliate of DelShah, who identified students and faculty as being a target market after researching supply and demand for rental properties in the neighborhood.

Michael Shah, principal and chief executive officer of DelShah Capital LLC says "The students seek larger units to share with classmates, are less price sensitive, and desire a rental building that caters to their needs in close proximity to specific campus locations. The schools provide a ready audience for our stylish and safe apartments."

Distinct New York took just eight months to renovate the building into contemporary furnished suite style units with many student friendly upgrades including a rear deck, 24/7 monitored security cameras and student lounge. The accommodation  ranges from two-bedroom units with private outdoor balconies to 6 bedroom suite apartments would have access to a rear yard. Rents range from $900 per room to $4,500 for a fully furnished four-bedroom apartment which includes internet, cable and utilities. The renovated building is now listed with Massey Knakal for $17 million.
