These are properties which are in excellent condition and competitively priced, and the program has been successful in creating more showings and sales, which is a win win situation for sellers and buyers, as well as real estate agents.
The home must qualify for the designation by passing a checklist of standards. Sharon Telusink manages the Prudential Gary Greene Champions office, which has been especially active in the Gold Medallion program. She explains that once a home achieves a certain standard and is correctly priced to sell, the homeowner can choose to enter it into the Gold Medallion program for a minimum fee. A qualifying home receives the Gold Medallion sticker which lets other real estate agents know the listing is a turnkey property.
The program helps give sellers a competitive edge against builders who often give bonuses to agents to attract them to their homes. It also encourages agents to show the home to more prospective buyers because they know it will be exceptional. A draw is held at the end of every 23rd Prudential Gary Greene closing, where agents from the company and other companies can win up to $5,000 in bonuses from the pooled Gold Medallion fees. As Telusink points out, the odds are one in 23, which is somewhat better than Vegas.
