Real estate educator and author, Josh Caldwell, has been named to the prestigious Strathmore’s Who’s Who Worldwide. Strathmore’s Who’s Who is a prestigious publication of business and industry leaders from around the world.
Josh Caldwell is the owner of Caldwell Holdings LLC, a Pittsburgh PA-based real estate investment firm, and is the President of the Western Pennsylvania Real Estate Investor’s Association. Mr Caldwell buys single family, multi-unit, commercial property and businesses in distress across southwest PA. Caldwell Holdings LLC is the primary arm of Josh Caldwell’s local real estate acquisition. Caldwell Holdings buys houses in creative ways that allows the company to buy any house in any neighborhood, regardless of the condition. The main strategy is to search for properties that are not good candidates for the traditional multi-list system that most real estate agents use.
Caldwell Holdings is not a real estate agency, and does not have any connections to a realtor. The company buys properties that have some sort of problem that would make them a bad candidate for the conventional market. Many of these properties are behind with their mortgage loans or with their taxes. Others are simply hard to sell due to some other reason, for example they may be in poor condition or need significant updating. The creative nature of such acquisitions means Caldwell Holdings is able to assist many sellers who cannot sell their home in today’s real estate market.
The other half of Caldwell Holdings business model is to provide housing to under-served special need and immigrant populations. It is one of the region’s most prolific affordable housing providers. Mr Caldwell is also the President of the Western PA Real Estate Investors Association. This is an organization that is dedicated to teaching real estate investors how to make money in real estate. The group is quite diverse, and it is Josh Caldwell’s responsibility to meet the educational needs of this group. Mr Caldwell has been able to bring in a number of well-known speakers including Dr. Albert Lowry, Ron LeGrand, Robyn Thompson, Lou Brown, Jay Conner, Reggie Brooks, and attorney Lee R. Phillip.
In addition Josh Caldwell is active in promoting education about less well–known investment opportunities for clients across the country. He also personally mentors young and not so young real estate investors in the techniques that have enabled him to become so successful in this industry.
