Since 75 percent of real estate transactions stem from referrals and a previously existing customer base, it is always a good idea to market to your existing clients, so that you can create a strong networking base. However, if you want to sell even more homes, then try a few of these unique marketing techniques.

Website and emails need to be optimized for mobile devices

Over 60 percent of people will read your email for the first time on their phone or tablet. This means that you need to have an optimized email that loads properly on a small screen. Additionally, make your website compatible to mobile browsing. Strategically display your properties for sale.

Leverage the power of social media

Facebook has more than 700 million daily users. Boost your most popular posts and listings to attract interested buyers. These tactics can also help you attract new customers. Instagram is another social media platform that is perfect for helping Realtors sell homes. The visual sharing platform can be used to showcase particularly beautiful home landscaping, as well as the exterior and exterior of the home. With over 300 million daily users, you are sure to find at least one person who absolutely loves your latest listing.

Create videos of your properties

While creating videos is not necessarily a new marketing technique, using the fun app Hyperlapse is. Hyperlapse allows you to take time-lapse videos that are sure to garner more likes and shares. The videos are particularly helpful when you are selling a new home or a home that was just recently renovated.

Add User-Generated Content (UGC) to your website

UGC is an incredibly powerful tool that will help you to attract more customers and sell more homes. Whether you choose to run a contest, create a new viral hashtag, or simply allow people to leave their feedback for your services and the properties that you sell, you will be able to increase your website traffic and drive more sales. For a little additional UGC inspiration, check out the Ritz-Carlton's latest campaign #RCMemories.

This spring, don't sit back and wait for the buyers to come to you. Actively market your properties and analyze all results. With these unique marketing tips you can sell more homes, while staying in touch with your current customer-base and attracting new loyal customers.
