Fall may not be the most traditional season for house buying but an article in realtor.com has pointed out there can be advantages in purchasing a home during this time. If you make an offer during fall, you’re more likely to be able to make a deal.
Purchasing a home during this season can also enable you to get a better idea of what your new home will be like in hot and cooler weather. However as the article points out this does mean you need to look out for things that might not be as obvious as they would during the summer or winter months.
One particular thing to bear in mind is if the place has air-conditioning. If your potential new home does have an AC unit then it’s worth giving it a proper inspection or you may even want to call out an HVAC specialist. If you decide to make an offer on the place then your home inspector will almost certainly run some tests but it doesn’t hurt to find out as soon as possible is anything is wrong with the unit. It’s worth checking to see if the filters have been recently changed and if air is blowing through all the vents.
It’s also worth checking the gutters and drainage and looking in the yard to see if there is any signs that water is accumulating which could indicate a leaking pipe or a blockage that will need attention. If you suspect a sewer may be blocked then it’s worth bringing in a professional sewer inspector to take a closer look.
The article also suggest taking a look at the general neighbourhood as if there are lots of empty lots then you could be in for noisy home construction when spring comes around. If necessary, knock on doors and ask your potential new neighbours about any seasonal construction in the area.
