What To Do Before You Show A Property To An Interested Buyer

In real estate first impressions are so much more important than what many think. It is vital that you do all that is important and that you do all that is possible to increases the possibility that you are going to make the interested buyer submit a good offer.
Everything is basically connected to what we refer to as “Staging a home”. You want to make everything as attractive as possible for the interested buyer. This is not so tough to do. Here are some tips that you should always remember and take into account.

Focus On The Exterior
The exterior of any property is the very first thing that will be seen by the interested buyer. If the person does not like what is seen, huge problems are going to appear as there will be a reluctance to even check the rest of the home. Having a great entrance way, properly trimmed grass and a freshly paid exterior stand out as the most important things you have to take into account. You do not want to have a property that is abysmal from the moment the interested person views it. This drastically hurts the possibility of making a sale.


Remove Personal Items
When the interested property sees the home for the first time, he/she wants to see the potential that is present. When there are too many personal items present like pictures and awards, the perceived value of the home goes down. You want to put yourself in the shoes of the interested buyer and see why he may or may not be interested in making a purchase. This will help you to decide what the best option is for you and you can remove all the items you wouldn’t want to see in your home when you want to buy it.

Make Sure Maintenance Tasks Are Up-To-Date
This is one thing that is so often forgotten. A great example would be the furnace. Furnace cleaning tasks have to be done before you present the property since if the buyer wants the system to be turned on and it does not work, the offer received will be so much lower than what it could be. The same thing goes for everything from electricity to plumbing. If the buyer finds something that does not work, you can be sure that you will not be able to sell at really high prices.

Go The Extra Mile
This may seem like bribing for some real estate agents but the truth is that it is a really good idea to have some treats, snacks and basically make sure that the interested buyer feels great when viewing the property. Comfort level is strongly connected to how willing a person is to actually ask more questions and see if the property is a great fit for the reason why he/she wants to buy. Make sure you address the person by name and that you welcome him as if you already knew him. However, at the same time do remain as professional as possible.
