5 Remodeling projects to consider this summer

When remodeling a home, it may not be enough to just make it look better for yourself. If you're a younger homeowner who may not be living in the same home for the rest of your life, you also need to consider how your remodeling will affect your property's future potential market value. Here are five remodeling ideas that will not only improve your home but also enhance its appeal to prospective buyers if you ever decide to sell it.

Put in Granite Counters
Kitchen decor trends can be transient, but for the past several years, granite counter tops have been about as "in" as it gets. Granite counters are both attractive and functional, making them the ideal combination for the modern kitchen. Since the kitchen is one of the most important spaces in a home, it is also one of the areas you should focus on during a potential remodel.

Do Some Landscaping
The first thing a potential buyer will see when looking at your home is its exterior. This is why some tasteful landscaping is a must in any home improvement project. Even a small rock garden or some perennial plants will make a big difference without requiring too much work. If you really want to enhance your outdoor space, consider installing a small fountain, which will add class and a unique feel to your yard.

Upgrade to Solar
Solar power is the wave of the future, and a home that comes equipped with solar panels is sure to command a higher value than one that doesn't. Putting your house on solar power is actually easier and less expensive than you probably think. Better still, it will keep you from having to pay high electric bills every month. Remember to consider having your roof repaired or re-done by a professional before you install panels to make sure that you don’t run into any complications later on.

Improve Your Basement
If your home has a basement, there's a good chance it isn't being used to its fullest. Many basements are either unfinished or are finished without receiving much use. Consider putting in new carpet, painting and turning your basement into a full-fledged living space. Be sure, at the same time, to provide proper drainage and a sump pump.

Put in Hardwood Flooring
Like granite counter, hardwood floors never really go out of style. This type of flooring is not only easy to clean and maintain, but it will also add beauty to your indoor spaces. If hardwood floors cost a little more than you would like to spend, there are also laminates that resemble full hardwood remarkably well and will create much the same effect.

Improving your home this summer is a great way to make it a better place to live for yourself and for any future buyers. When planning your remodel, be sure to consider how any work you do will affect your home's market value and appeal to buyers
