Commercial real estate and Gainesville office space developer Trimark Properties has announced it has broken ground on a $14 million luxury office building located in the heart of the college town’s central business district.
The state-of-the-art building, termed Ingenuity, will boast over 50,000-square-feet of contemporary, upscale office space. The four-story building, which began construction on March 17th, will exhibit modern features not usually incorporated into office building design such as outdoor balconies, floor-to-ceiling windows and a vast, open floorplan.
The building is in a prime location, situated between downtown Gainesville and the University of Florida in a corridor set aside specifically for the growth of fledgling companies. This area, known as Innovation Square, has witnessed rapid expansion since the construction of its first building, the Florida Innovation Hub, in 2011. The region acts as an incubator for startup businesses performing research and developing technology by giving them connections to otherwise expensive or hard-to-acquire capital and data.
Chief investor and manager Trimark Properties has joined forces with Ajax Building Corporation and Flad & Associates Architects for the endeavor. Trimark Properties’ managing partner, John Fleming, is enthusiastic of what Ingenuity will contribute to both emerging local enterprises and the city’s commercial industries.

The building, confirmed for completion in January of 2018, is fully leased.
