When you put your home on the market, you want to earn a decent profit. You can then use this money to put away for a rainy day, or you can use it as a down payment on another property. No matter your reason, the only way you’ll get top dollar for your home is to make the necessary upgrades. Check out the following areas you need to upgrade before you put your home on the market.



Bathrooms can often be pricey to upgrade, and many homebuyers aren’t looking for this type of project. If your bathroom can use a makeover, give it one. Upgraded bathrooms sell homes, so if you truly want yours to sell, you need to put some money into prettying it up a bit. You don’t have to go crazy, but if the rest of your home is upgraded and your bathroom is the same now as it was in 1955, changes need to be made or you won’t get top dollar for your home.


The kitchen is the biggest selling point of most homes. It’s the most expensive to remodel, but it also gives the biggest return on investment. Take the time and the money to make your kitchen look better for potential buyers. You’ll get this money back when you sell the home, so don’t let that be an underlying issue. Plus, you can use for upgrades to the kitchen or various other blogs and sites to provide you with cost-effective upgrades that will help sell your home.

Curb Appeal

Many homeowners make the mistake of focusing on their interior instead of their exterior, and this is a big no-no. The first thing that homebuyers are going to see when considering to buy your home is the exterior, and if your home doesn’t have any curb appeal, it will deter people from actually buying your home. Adding curb appeal to your house doesn’t require a lot of time or money, either. Sometimes just washing the exterior and planting a few flowers is enough to take a home from drab to fab.


While there’s nothing you can do to add more space to your home without adding an addition, you can do a lot to create the illusion of space. Make sure to declutter your home as much as possible. Take out furniture that isn’t necessary to open rooms up. You should also consider trying a new layout that may make the home more functional. Cleaning out closets so they’re not packed with stuff is also a great way to create the illusion of space, and invest in mirrors. If people don’t feel cramped the minute they walk in, it increases your chance of selling.

Making a few minor upgrades is often necessary, but when you choose the right ones to make, you’ll get that money back with a larger profit when you sell your home.
