Keller Williams Ryan Devin Examines Time Management Essentials When Buying a Home

February is National Time Management Month. One thing that most people have in common is struggling with time management, especially when purchasing a new home.

“Buying a home should be fun. If you have the proper people working with you then the buying process should be a relatively smooth one. A good rule of thumb if you are planning to buy or sell a home within a year, it is time to start the process now; don’t wait until you are 30 days from wanting to move,” said Realtor Ryan Devin, founder of the Devin Team at Keller Williams Realty. “Don’t play the waiting game. By ultimately being prepared and doing all the proper research you will eliminate any headaches.”

In light of National Time Management Month, Devin lists the following three tips on how to manage time when purchasing a home.

No. 1: Get in touch with a lender and Realtor now. If it’s nine months before your move, start the process with your lender and Realtor. Determine what you will qualify for and inform your Realtor about what you are searching for in a home “Get all your paperwork together of all of your financial standings,” stressed Devin. “By doing these things in advance you are eliminating any surprises that may come up.”

No. 2: Begin the selling process with a Realtor. If one is looking to sell a home they should begin that process with their Realtor way ahead of time. “The homes in your neighborhood may be slower to sell on the market than the neighborhood in which you want to purchase,” added Devin. “If you give yourself plenty of time you can do all the things to prep your home to be sold, including staging it. This will also give you ample time to understand your neighborhood and how quickly homes tend to sell.”

No. 3: Educate oneself on the neighborhoods. “Your Realtor will be able to really guide you and help educate you on the neighborhood you would like to move to. They can help you identify things like time on market, average price, and overall turnover in the neighborhood,” concluded Devin. “Your Realtor can help you understand the area and help you make sure the neighborhood is a good fit for you and your family. Especially in the challenging market in Colorado, it is important to get a jump on this education process long before you are ready to make the move.”
