The 5 Best Practices to Get the Most Money out of Potential Buyers

By Lizzie Weakley | July 5, 2018

Depending on the state of the market, you might have a harder time selling your home. There are some simple tricks to help your home sell quickly. Doing these things will also help you to get the most money out of a potential buyer.

Complete Your Maintenance Projects
Neglecting your home gives the appearance that it may have other major issues wrong with it. This could drive away prospective buyers or cause them to offer you a lower amount. Pay attention to the little details around your house. This includes making sure that the door handles are secure and that everything appears to be in good working order.

Focus on Viewability
It’s imperative to keep your home clean at all times. This means that you should pretend as though you have family coming over just in case you have an impromptu showing of your home. A dirty home can turn off a lot of people and could have you missing out on an offer.

Stage Rooms to Advantage
Position your furniture in such a way as to display each room to the best vantage point. This means that you’ll want to focus your efforts on clearing out some space. Minimal amount of items and furniture will make the rooms appear bigger. Another thing to consider is removing personal family photos and other items. You want a potential buyer to be able to picture themselves living in your home.

Invest in Curb Appeal
The outside of your home makes a statement about what buyers can expect for the inside. Having a well-cared for exterior will attract more people that are willing to see the rest of your home. For example, touchup the exterior paint and have the roof cleaned. Most buyers don’t want to move into a home that requires a large amount of maintenance.

Price to Sell
A fair and reasonable asking price is the key to selling your home quickly. In some markets, this can cause a bidding war to ensure that will drive up the value of your home. Selling real estate can be a tricky business. Select an agent that will work for you so that the process can be as easy as possible.

In order to be able to sell your home for top dollar, consider the things that appeal to you. This will be your roadmap for the areas in which to focus. Other buyers are likely looking for some of the same things.

    1. We recently sold our home after it being on the market for a very long time with no potential buyers. It was right after we decided that the curb appeal needed a boost that it sold. We ended up installing some new vinyl with Exter Pro which was kind of a big job, but it made our house look amazing. Almost like new. Couldn't agree more with that point!
